What is a a City Building Maintenance Technician - HVAC job description?
Performs skilled repair, maintenance and installation of refrigeration/gas/heating/cooling systems, boilers and ventilation systems.
Duties and Responsibilities:
• Installs and repairs heating, gas, ventilation and refrigeration systems, including drinking fountains, refrigerated air conditioning systems, gas appliances and evaporative coolers; interprets blueprints and manufacturer specifications; designs small air conditioning systems and/or modifications to existing systems; reviews plans and specifications for contracted work; reviews the work of contractors.
• Makes initial settings and final adjustments of refrigeration and air conditioning systems; modifies existing installations.
• Installs, troubleshoots, repairs, calibrates and maintains chillers, cooling towers, direct expansion systems, electric blast coils, immersion coils, pumps, fans, starters and related equipment.
• Troubleshoots, repairs and/or replaces pneumatic and electrical controls, ignition assemblies, heating elements, exhaust fans and hoods; monitors and recharges refrigerant systems.
• Performs routine maintenance, including cleaning systems and duct work; replaces filters and pads; adjusts belts; replaces or repairs motors and supply lines; checks and repairs leaks in heating systems or gas lines; conditions safety valves; recharges refrigerant systems.
• Plans individual jobs and long-term operations; participates in developing the preventive maintenance equipment/system program; makes recommendations regarding major overhauls of systems.
• Completes work orders; orders and picks up supplies; submits invoices for payment; reviews monthly purchases.
Minimum Qualifications:
Equivalent to a High school diploma AND five (5) years of experience in HVAC operations. A combination of education, experience, and training may be applied in accordance with City policy.
State journeyman refrigeration license.
State journeyman gas license.
State journeyman boiler license (to be obtained within 18 months of employment).
Universal refrigerant recovery certification.
Valid class D driver’s license required. Position requires an acceptable driving record in accordance with city policy.
Knowledge, Skills, and Abilities:
Knowledge of: Modern methods, practices, tools and materials used in air conditioning, heating and refrigeration operation, maintenance and repair; occupational hazards and safety precautions regarding building equipment installation, maintenance and repair; heating and air conditioning operation and preventive maintenance; electronic circuitry and controls; basic metal, welding, pipe and tubing fitting; fiberglass, electrical and mechanical maintenance, repair and fabrication.
Ability to: Conduct preventive maintenance programs on HVAC components; operate a personal computer and various software applications; read, interpret and work from sketches, diagrams, technical orders, manufacturer’s manuals and specifications; design and construct re-modifications of existing equipment; establish and maintain effective working relationships; communicate effectively, both orally and in writing; work independently.
Skills in: Identifying and correcting system malfunctions and defects; operating various hand and power tools and analytical equipment.
Licenses and/or Certifications:
State journeyman refrigeration license.
State journeyman gas license.
State journeyman boiler license (to be obtained within 18 months of employment).
Universal refrigerant recovery certification.
