Responsible for all aspects of semi-custom home builder including personally designing all product, creating all budgets, designing scheduling and takeoff systems, purchasing and construction management. Delivered over 350 homes in the Volusia County market. Compensation $125,000, $2000/home bonus and 20% of company profits.
1999 to 2001
Americas First Home, Altamonte Springs, FL. General Manager. Established the Central Florida division of this Fort Myers based semi-custom home builder. Developed all systems for contracts, estimating, purchasing, construction, scheduling, budgeting and sales. Selected and hired all management staff. Directly supervised 6 superintendents and office staff of 15, as well as 8 sales people. Personally designed all product built in St. Cloud, Poinciana, Groveland, Mascotte, Clermont, Kissimmee and Deltona. As a startup division, we delivered 92 homes in year one, 186 in year two and over 400 in year three. Compensation-$125,000 plus $400 per house bonus.
1992 to 1998
XL Homes, Altamonte Springs, FL President. Founder of this Taiwanese owned custom homebuilding company. Designed all product and oversaw all operations. Increased production from 35 homes in first year to 350 in 1998. Won 9 Parade of Homes awards including 1994 Grand Award for Production built homes.
1990 to 1991
Shamrock Homes, Eustis, FL Director of Construction. Responsible for all construction, budgeting, purchasing and plan development for this custom home builder in Lake County. Designed and built two Parade of Homes winners in the $300,000 to $400,000 Price category. Reduced direct construction costs by 20% in less than 120 days. Supervised 3 superintendents building over 90 Homes per year. Built a new model center in 21 days.
1989 to 1990
Palatial Homes, Altamonte Springs, FL. Vice President Construction. Full responsibility for all Construction, Budgeting and purchasing for this high end custom builder building homes in the $800,000 to $1,500,000 range in Alaqua, Wingfield Reserve, Wingfield North and Heathrow. Home sizes ranged from 5,550 sq. ft. to 15,000 sq. ft.
1983 to 1989
Calton Homes, Altamonte Springs, FL, Senior Vice President of Operations. Full responsibility for all construction, design, estimating and purchasing for this NYSE listed production home builder. Increased production from 17 homes in 1984 to 430 homes in 1988. Designed 40 home plans. Averaged a construction time of 53 days per unit in 1988. Built a 4 home model center in 24 days. Delivered 430 homes within of 1% of budget in place at time of start of construction.
1981 to 1983
Continental Development Group, Altamonte Springs, FL Vice President of the Residential Division. In charge of all aspects of sales, estimating and purchasing, construction and warranty for this production home builder delivering up to 300 homes per year. During one of the worst housing downturns in the past fifty years, increased deliveries from 75 in year one to 150 in year two and 300 in year three.
