All special events set-ups. Weekly inspections of property, for cleaning, maintenance repair and capital improvement. Manage all on-going daily operations of staff including maintenance and housekeeping personnel. Make weekly payroll for employees.
Secure safety and operation of all Fire protection elements, stand pipe, sprinkler system, devices and procedures, perform fire drills quarterly.
Managing security on campus. Order any emergency supplies that may be needed, or call in any vendor to assist in emergency repairs. Prepare more than 220 units for new students on school break periods (with a very effective technical and follow up system that Ive created on my own)
Achievements
-In 2004 refurbished all two levels of boiler/machineries rooms. After 2004, located/repaired, in buildings heating system, a lot of problems as faulty steam traps, defective pneumatic control valves, leaking pipes, nonfunctional vacuum pump, etc and repaired them by saving thousands of dollars in fuel consumption and conservation of energy.
Did a thorough check of cooling system, starting with chillers, eliminate refrigerant leaks and some other malfunctions, check thermostats function, replacement of filters ,with final result electrical energy saving.
Created several graphs and spreadsheets typical for our property to keep track of maintenance and quality of work and actually I am working on creating a bar code system to track periodical maintenance of machineries in particular. : I have had 4 times raises in my salary and always annual bonuses. Also given 2 Bedroom apt. in Landmark building (paid by employer).
