Supervised a $2 M refresh to the Courtyard Marriott in New Haven, Connecticut. The project included all new Internet, cable TV, phone service to all rooms along with windows street side and all new finishes and furniture. This project was accomplished while maintaining 6 of the 8 floors for occupancy. Supervised the construction of the NYLO Hotel in Warwick, Rhode Island. The cast-in-place super structure was completed using a tower crane day and night due to the limitations of the site. The new lifestyle hotel is 82,800 sq. ft., 5 stories and 164 room and is the anchor tenant of the redevelopment of Pontiac Mills, a 19th century textile Mill.

Responsible for the construction, remodel and retrofit of the Hilton Providence Hotel, a conversion of a Holiday Inn to a new Hilton Hotel in downtown Providence, RI. The project included renovation and restoration of the guest rooms, restaurants, health and fitness center and a new parking deck. This $40+M project updated the facility for compliance with ADA standards and included extensive mechanical and electrical system upgrades. Prior to the project in Providence, I spent five months in Dallas, Texas as the site supervisor for a $25+M renovation of a fourteen story Hilton Hotel.

Senior Superintendent 2004 - 2005
Klewin Building Company (formerly C R Klewin)

Supervised the construction of the Seneca Niagara Spa Hotel and Casino jewel in the Niagara Falls skyline. The $200 M project included the central utility plant supplying electricity, heating and cooling for the 600 room hotel and a gaming area of approximately 718,000 sq. ft. The Seneca Niagara Spa Hotel and Casino is the largest hotel and gaming facility in Western New York.
Managed Klewins team of three superintendents, two assistant superintendents and two hundred and twenty five skilled trades personnel during the daily operation of the construction project. I also conducted all job meetings with project managers and superintendents representing all involved trades. The project did not have any major lost time accidents during my tenure.

Job Site Superintendent 1994 - 2004
Manafort Brothers Construction Company

Oversaw union, nonunion and subcontractor personnel. I also tracked time, work and project schedules, quality and safety as well as managed the take offs from plans and specs for time and materials. I did not have a lost time accident during my 10 year tenure with Manafort Brothers.

Actively managed the following projects:

Foxwoods Resort Casino - Construction of 18 story Pequot Tower and a one million square foot underground parking garage.
Mohegan Sun Resort Construction of an underground parking garage entrance.
Pfizer - Constructed new gas turbine pedestal inside power house while not disturbing on-going operations and maintaining a clean environment. I received a safety award for job site safety during the term of the project.
Mercantile Exchange - In Norwich, CT. Demolition of five buildings, including one 8 story structure located approximately six-feet from Route 2.

In addition, I assisted on the following projects: Renovation of St Francis Hospital, Construction of the University of Connecticuts Football Stadium, Restoration of Fort Trumbull and Stow Village.

Project Superintendent 1993 -1994

Supervised the construction of Foxwoods Resort Casinos Two Trees Inn, a 3-story, 300 room modular hotel. I lived in Scranton, PA for thirteen weeks to supervise the modular construction of rooms and met a very aggressive deadline with the first phase beginning in February and the project completed in time for the July 4th weekend occupancy.

My company specialized in large custom design contemporary homes between 2000 & 8000 sq. ft. We also constructed commercial buildings including steel framed structures and historical renovations. We employed three full-time crews and built a 1200 sq. ft. shop. Coastline Construction accomplished many unique and challenging projects over the seven years that I owned the company.

Constructed authentic Post & Beam homes and learned the old style method of home construction without nails as well as several modern stresskin panel systems.

Started as an apprentice my last two years of High School, was hired full time during summers and permanently upon graduation. I gained experience in all aspects of the construction trade including cabinetry, electrical and masonry. Led crews in construction of contemporary post and beam and both active and passive solar homes.

EDUCATION:
Chariho Vocational High School - Carpentry major, I accomplished a comprehensive four year program that covered all aspects of residential construction, from framing to finish, including building a complete home each year for market. I was selected for and excelled in the work co-op program.

To Whom it May Concern,

In the summer of 2006 Pro Con Incorporated was looking to expand our hotel construction services in the Rhode Island area and we were looking for qualified superintendents to manage those projects. Due to his extensive personal experience in many aspects of construction, both as a hands on individual and as an experienced construction manager, Sam Ramaker was hired. Sam proved to be extremely knowledgeable of the smallest details to the overall logistics of the projects he was assigned to. Pro Con has always made safety a company priority and I found Sam to have a thorough understanding of OSHA safety requirements which allowed him to incorporate solutions into his early planning. Sams good management skills allow him to interact with owners, architects/engineers, and trades people. His personal commitment to the project at hand, and his willingness to do whatever it takes it terms of effort and time resulted in Sam working long days and weekends, and it also made him a strong leader. His projects finished well with a high degree of quality.

I regret that we were not able to keep Sam employed any longer due to the down turn in the economy, and our lack of work in the Rhode Island area. I am confident Sam will be a valuable addition to any construction team.
