Sakti International Corporation is a privately held real estate investment firm comprised of high-rise office and luxury residential housing.
I was recruited to establish an operating company to re-develop and manage a private portfolio of office buildings and luxury residences. The effort required the creation of a financial control and reporting system, including the analysis and selection of an accounting and financial reporting system (Skyline). Created and supervised an accounting department, developing internal controls, policies and procedures for A/R, cash management, bank reconciliations, A/P procedures, tenant reconciliations, construction management, budget preparation/comparison, monthly operating statements and annual tax reporting documentation. Primary contact for outside auditors, tax accountants, legal, commercial banking and mortgage lending institutions. Responsible for the management and operations of the portfolio, including all negotiations regarding financing, leasing, architectural, construction, service contracts, and acquisition review. Completed the leasing and re-development of a portfolio of Class B office and residential properties to Class A quality, increasing occupancy from 55% to 100% resulting in over 500% increase in value. Successfully secured funding commitments approximating $100,000,000 for working capital, construction, and permanent financing.
1993 1994 Pittsburg, California Senior Executive, Asset/Property Management
Served as the primary Operating Executive of a firm owning a portfolio of 32 properties located in the Western U.S. consisting of over 4,000,000 square feet of Retail (2,200,000sq.ft.), Office (750,000sq.ft.), Apartments (600,000sq.ft.), and Light Industrial (300,000sq.ft.) properties. Increased portfolio cash flow by 9.3%, refurbished all properties, and increased occupancy to 98% in preparation to convert from private ownership to a public REIT. Responsibilities included the following: 1)Preparation and approval of operating budgets, capital improvement programs and operating statements (including tenant cam and expense reimbursements). 2)Report to Ownership results of operations, status of on-going capital improvement and leasing programs, and financial cash flow projections. 3)Supervision of 150 member property management team and out of state third party managers including implementation and control of personnel policy, vendor contracts, security programs, and quality control. My interest in the position was based upon the preliminary decision to convert the Firm from private ownership to a retail real estate investment trust. This effort was subsequently terminated with the Ownerships decision to remain private and the liquidation of 35% of the property portfolio.
1988-1991 Palo Alto, California Vice President of Commercial Investments
Served as primary acquisition officer for Retail, R&D Warehouse and Office Properties located in the Silicon Valley. Acquisitions from such institutional owners as RREEF and AEW were completed before this effort was terminated and Essex converted to a Residential Real Estate Trust.
1985 1988 Houston, Texas President
Founded the Ross Group as a full service Real Estate Investment, Consulting and Brokerage firm, completing as the sole broker, the transfer of over 1,500,000 square feet of commercial and residential properties including such signature transactions as the 375,000 sq. ft. Champion Forrest Shopping Center (sold to AEW), the 210,000 sq. ft. Yorktown Office Plaza (sold to Inexco Oil Co.) and the 250,000 sq. ft. American Bank Building (sold to Dr. Lazlo Tauber). From 1981-1985 served as Vice-President of acquisitions, with subsequent promotion to primary investment officer in Houston, Texas. This position was offered as a result of my experience in managing a portfolio of properties for Fox & Carskadon Financial Corporation from 1976-1979. I was recruited to this position due to my strong CPA financial background developed at Arthur Andersen from 1972-1976.
