Construction, Renovations and, Operations of Retail Centers Review plans, bids and effectively work with tenants, owners, engineers, architects, contractors and local officials to ensure projects are technically appropriate, completed in a cost effective manner and within established schedules and budgets. Review and process RFIs, submittals, shop drawings, scope changes, requisitions, change orders.
Process required documents; inspect work for compliance with local, national codes, tenant/owner specifications. Coordinate and verify all required inspections are complete and documented. Analyze problems, conflicts and issues to resolve in the best interests of appropriate parties. Ensure all close out documents and manuals are complete.
Overall facilities management of physical and mechanical plants, life/ safety, electrical, HVAC and plumbing systems. Manage, train and supervise the maintenance and housekeeping staff. Oversee facility safety, security and customer service with in house and contract personnel. Develop and manage budgets, maintenance procedures and ensure all testing and regulatory requirements are in place. Monitor all aspects of quality control for tenants, staff, guests and vendor provided services. Provide any required assistance to corporate management and maintain files, records and technical documents.

Technical Responsibilities: Manage a diverse workforce of skilled tradesmen in the operation, maintenance and facilities renovations at a multi-building research and development campus with labs, data/testing centers and offices. Building systems included HVAC, central cooling plants, boilers, high and low voltage electrical distribution, switchgear, generators, UPS and life safety systems.
Administrative Responsibilities: Organize multiple department requests for service, work order management, in house training and mentoring, personnel evaluations, communication with all levels of government and corporate management, develop budgets, cost control measures, and review for accuracy all required management files and technical documents.
