Responsibilities:
- Manage
the day to day construction of a retail space from start to completion.
- Oversee
the design development of the drawings between the architect and the VP of
Architecture and Design.
- Bid vendors
for proposals and layouts to include in the design development drawings.
- Cultivate
and bring to fruition the design development drawings for city permit and
landlord approval.
- Manage
the permit process to guarantee the commencement date.
- Bidding,
negotiating and leveling of General Contractors proposals for each
individual project before awarding.
- Formulate
and draft preliminary budget for department approval.
- Oversee
the construction and all visual elements of the barricade per landlord
requirements.
- Execute
the visual directive for all signage per management and landlord
requirements.
- Devise
and monitor the construction schedule on both the client and General
Contractor side.
- Responsible
for reviewing the construction drawings before and if needed during the
actual construction.
- Day to
day communication with landlord, general contractor, superintendent and
vendors throughout the construction process.
- Systematically
order and secure all finish fixtures, finish hardware, design finishes,
drapery and furniture for each project.
- Analyze
and negotiate all General Contractors change orders in order to remain
with in the contingency of the approved budget.
- Travel
to the site for the final turnover to retail operations and the opening of
the space on schedule.
- Extremely
versed in construction cost analysis to solidify the internal year end
accruals.
- Manage
the completion of each individual projects closet out package. This
included final walk through with the landlord, rectifying final punch list
items and submittal of keys when necessary to ensure a timely tenant
allowance process.
