Harriman, New York 2009-2011 Various Cost Consulting /Project Management Performed various cost consulting, estimating and project management services for property managers, developers, general contractors and subcontractors in the New York Metro area. 2008-2009 High End Boutique Hotel Manhattan, NY On site Construction Manager for the recovery and construction of a five star restaurant and the completion of a 20-story boutique hotel in Lower Manhattan. Worked successfully with the design team coordinating design build construction issues as well as successfully meeting an impossible schedule. 2006-2008 High End Residential Conversion Manhattan, NY On-site Senior Project Manager for the conversion of a 70 million dollar mid-rise to high-rise, high end residential in lower Manhattan. The project included three additional floors, 87 new apts., and the build out of commercial retail space. Responsibilities included overall budgeting, planning and execution. This included but was not limited to; Financial Management, Change Order Management, Cost to Complete and Anticipated Cost reporting to ownership and equity partners, and Daily oversight of construction operations
2006-2007 Sterling Glen of Roslyn Roslyn, New York On-site Senior Project Manager on a team for a successfully completed a 50 million dollar new Assisted Living complex. Maintained daily control of contract negotiations, budget management, design and quality control, and on site construction operations.
2004-2006 Harbor Pointe at Shorehaven Bronx, New York Developers on-site Senior Project Manager for a planned community, which included 400+ homes, retail, esplanade, community center, parks. One of Long Islands Premier Developers built this design build community. 2002-2004Armonk Fire Station Armonk, New York Owners On-site Construction Manager for a new 29,000 sq.ft. Fire Station in lower Westchester County. This new state of the art facility was a multiple prime contract with a bond value of 7.9 million dollars. Responsibilities included estimating, public bidding, contract award, on-site contractor coordination and project closeout. 2001-2002 Hommocks Middle School Mamaroneck, New York On-site Senior Project Manager for a prime general contractor constructing a new auditorium addition, classroom addition, library and science wing renovation. Responsible for scheduling, monitoring and inspecting all work in place. In charge of all financial reporting, requisition review and processing, 2001-2002 Yorktown High School Yorktown, New York On-site Senior Project Manager for a prime General Contractor building a new Library Addition, Cafeteria Addition, and Interior renovation. Contract value was 6.9 million dollars. Daily oversight of field supervision, labor, material, scheduling, financial management, requisitions and contract buyouts. 2000-2002Polytechnic University Brooklyn, New York Owners On-site Project Manager on a project team for Polytechnic University under a 175 million dollar Capital Projects Program. Multiple projects include a 40 million dollar high-rise dormitory, a 37 million dollar academic/athletic addition, and a 12.5 million dollar new kitchen. Responsibilities were to oversee overall operations of individual projects. This included; Value Engineering, Design/Build contracts, Architectural and Engineering Oversight, Contractor Selection, and Daily construction coordination with the Facilities Management team.
1998-2000 Monroe-Woodbury High School Central Valley, NY Owners On-site Project Manager for the construction, engineering and planning of a new 47.5 million dollar high school for the Monroe-Woodbury Central School District, Central Valley, New York. Responsible for the daily coordination of over twenty prime contractors, schedule management and change order management.
1996-1998 Archdiocese of New York Suffern, New York Project manager for a multi-million dollar restoration of a 19th century monastery and construction of a new 28,000 sq. ft. chapel for the Archdiocese of New York.
