Supervised all development and construction activities for the following project:
Ritz Carlton Rancho Mirage Resort (renovation) 3 stories, $375MM low rise hotel that included 260 hotel rooms and suites, 22,000 SF ground floor retail/ballroom space, 24,000 SF five star spa, 660 car underground parking garage. Construction started February 2007 with opening originally slated for January 2009 until financing was lost in September 2008 (Lehman Brothers was lender & partner). Phase II of project was scheduled to include 110 luxury low rise villas spread over adjoining hillside that resort sits atop of. Project was terminated at 65% completion. Voluntarily left firm to join faculty at SPSU at start of Fall 2009 school year after Rancho Mirage project entered foreclosure.


Specific accomplishments for Rancho Mirage project included:
-Total reorganization of project following takeover at 5% completion point, including project budget development, completion of CDs for all components, obtaining final approvals from Ritz Carlton, including model rooms, and renegotiation of master GC contract plus negotiation of all other secondary vendor/contractor/consultant contracts.
-Management of eight (8) person on-site Owners project management team.
-Development of totally new master plan that helped accentuate positive attributes of property and better meet market needs.

Supervised all development and construction activities for the following projects:
Raleigh Marriott Convention Center Hotel 17 stories, $78MM high rise hotel that includes 400 hotel rooms, 25,000 SF ground floor retail/ballroom space and 600 car underground parking garage. Construction start was February 2007 with opening in July 2008. Left project in December 2006 at start of construction to oversee West Caicos project on a third party development services contract for Logwood Hotel Group, LLC (Logwood).
West Caicos Ritz Carlton Resort 42 building, $400MM low rise resort that included 75 condo units, 125 hotel rooms, power, water and sewage treatment plants, communications infrastructure, marina and other associated facilities on the remote island of West Caicos in the Turks and Caicos Islands, BWI. Resort and Phase I Condos were slated to open in mid-2009 but have been delayed with loss of financing due to Lehman Brothers bankruptcy. Noble was hired by original developer , Logwood, to manage project. Logwoods financial partner was Gencom/Lehman Brothers (GenLB). GenLB took over project in the Fall 2007 due to excessive budget overruns attributed to Logwoods failure to adequately oversee initial design of project, terminated Nobles contract and hired Boyken International to oversee project. I then joined GenLB to oversee their Rancho Mirage project at that time.

Specific accomplishments for Raleigh project included:
-Negotiation of several complicated legal agreements with City of Raleigh allowing joint venture deal with City of Raleigh to get approved by City Council at November 21st hearing.
-Negotiation of $48MM construction contract with Holder Construction.
-Preparation of final CDs for all project components, including those for high end Italian restaurant.

Specific accomplishments for West Caicos project included:
-Total reorganization of project following takeover at 10% completion point, including project budget development, completion of CDs for all components and obtaining approvals from Ritz Carlton, including model rooms.
-Development of overall island master plan that fully integrated all utility and logistic needs with those of resort located at opposite end of island.

-Management of all land acquisition due diligence activities, architect selection and design work, permitting and general contractor activities, as well as input into marketing and sales process/strategy development for each project
