Mr. Chadwick has over 35 years of construction, construction management, and inspection experience. Community Transit, Mountlake Terrace Transit Center Expansion. Senior Project Manager. Mr. Chadwick was responsible for the review and processing of RFIs, shop drawings, samples and other submittals, as well as performing quality control, compliance and quality assurance inspections of construction so as to meet document specifications. He was responsible for monitoring the contractor generated as-built drawings, monthly progress summary reports and photos. He reviewed and monitored the contractors safety and SWPPP programs and monitored the weekly activities and coordination of contractor and subcontractor start-up activities; and created and maintained a cost issue log. Mr. Chadwick conducted weekly owner and contractors progress meetings, monitored contractor quality control, provided dispute resolution, and reviewed progress payment requests for recommendation to the Transit authority for this 16.2 million dollar, 5 story, post-tensioned, 950 space, hillside parking structure and bus terminal.


 


Kaiser Permanente, Vallejo 2009 Hospital and Central Utility Plant. Senior Project Manager, Staff Augmentation. Mr. Chadwick assisted Kaiser with various duties such as: potential change order review for merit & costing; PCO, CPR, Change Order and Void logging, Change Order tracking and processing for the $203 million dollar, 188 bed Replacement Tower, $32 million dollar Central Utility Plant, $1.5 million dollar Infrastructure cabling and other various Kaiser contracts in Vallejo.


 


City of Tracy, Grand Theater Center for the Arts. Construction Manager. Mr. Chadwick, after delivering a biddability/constructability review, contractor qualification and selection assistance, provided construction management services for the $15.2 million dollar, adaptive re-use and non-historical reconstruction and renovation of Tracys existing Grand Theatre (a former Vaudeville House) and adjacent retail/hotel buildings and former firehouse to create a cultural arts complex, including: 560 fixed seat theatre with authentic theatre production venues with theatre and balcony seating, concessions, three art galleries, a 100 seat, studio or smaller Black Box theater, movement and dance studio, visual arts studios for painting and sculpting, a ceramics studio with damp, glazing, and kiln rooms, and a childrens studio. Additional amenities also included acoustically rated/treated rehearsal rooms, dressing rooms, offices, control booth, catwalks, etc. The project also included specialty lighting, sound, and motorized theatrical rigging for the main and studio theatre. Mr. Chadwick was responsible for reviewing and processing requests for information (RFIs), shop drawings, samples and other submittals for completeness and conformance to contract documents, as well as performing quality control, compliance and quality assurance inspections of construction so as to meet document specifications. He was responsible for the creation and maintenance of an as-built schedule and monitoring the contractor generated as-built drawings. He was responsible for monthly progress summary reports and photos. He reviewed and continuously monitored the contractors safety program. City of Tracy, Fire Station No. 1 Renovation Project. Construction Manager. Mr. Chadwick provided construction management services for the $2.3 million dollar, reconstruction and renovation of Tracys existing Fire Station No. 94 which was renamed Fire Station No. 1 because after construction, it became the new home for the City of Tracy and regional fire administration; housing the Fire Chief, three Division Chiefs, the Fire Marshall, fire inspectors and other pertinent administrative staff. The 9,646 sq. ft. station is a two story, 3 Wythe brick building built in 1917, and was a fully functional fire station until October 17, 1989 when the Loma Prieta earthquake caused structural damage to the building. Mr. Chadwick was responsible for the review and processing of Requests for Information (RFIs), shop drawings, samples and other submittals for completeness and conformance to contract documents, as well as performing quality control, compliance and quality assurance inspections of construction so as to meet document specifications. He was responsible for monitoring the contractor generated as-built drawings. He was responsible for monthly progress summary reports and photos. He reviewed and monitored the contractors safety program. He also reviewed and monitored the weekly activities and coordination of contractor and subcontractor start-up activities; and created and maintained an Issue Log. City of Woodland, Woodland Police Facility. Construction Manager/Inspector of Record. Mr. Chadwick was the construction manager/inspector of record for this $11.5 million dollar, LEED certified, design-build, two building, essential services, police facility. This police facility included state-of-the-art amenities. The main building is a two-story, 44,374 sf. integrated brick veneer/tilt-up concrete building housing command, administration, operations, investigations and traffic. Included in the main building were evidence preparation, processing and storage areas with a walk-in refrigerator/freezer, a four cell, temporary detention area with prisoner processing capability (video imaging and digital fingerprinting), a martial arts/weight training area, locker rooms w/shower facilities, two bunk rooms, eight Interview/interrogation rooms, restrooms, full kitchen, as well as a practical Community Room/EOC (Emergency Operations Center). The second building was a 10,098 sf. integrated brick veneer/tilt-up concrete service building housing: K-9, bicycle patrol, motor patrol, SWAT, general storage, vehicular evidence/investigation, one unisex restroom and a radio room for controlling an adjacent 80 monopole radio tower, armory, weapon cleaning area and a 25 yard indoor shooting range. The Woodland Police Facility, in addition to being LEED Certified, won the Sacramento Chapter, APWA, project of the year, Division 2, Structures and was named in McGraw Hills 2004, Best of California Construction, Civic Division.


 


City of Henderson, NV, Henderson City Hall Addition and Renovation. Assistant Construction Manager/Office Engineer/Senior Building Inspector. This project was a $46 million addition to the existing City Hall and four-level parking structure. Mr. Chadwick was the assistant construction manager/office engineer/senior inspector performing the duties of reviewing and processing requests for information, shop drawings, samples and other submittals for completeness and conformance to contract documents, as well as performing quality control, compliance and assurance inspections of construction so as to meet document specifications. He was responsible for the creation and maintenance of an as-built schedule and monitoring the contractor generated as-built drawings. He prepared a monthly progress summary and photos for inclusion into the monthly report. He reviewed and monitored the contractors safety program. He also reviewed and monitored the weekly activity logs, coordinated the start-up activities, and created and maintained the Issue Log. Mr. Chadwick also conducted weekly owners and progress meetings, monitored quality control, provided dispute resolution, reviewed substitution requests and progress payment requests when the construction manager was unavailable.


 


City of Santa Maria, Abel Maldonado Community Youth Center. Assistant Construction Manager/Senior Building Inspector. Mr. Chadwick was the assistant construction manager/inspector for the 26,000 sf. youth center which includes a multipurpose gymnasium, locker/shower facility, restrooms, fitness/equipment room, social/game room, cafe, kitchen, amphitheater, multimedia room, meeting rooms, offices and foyer/reception area. Other elements included stained concrete hardscape and landscaping areas, parking lots, and public infrastructure to support the facility. Special consideration was needed to minimize inconveniences to the public and keeping the adjacent swimming pool facility in operation during construction.


 


City of Laguna Hills, Laguna Hills Community Center. Senior Building Inspector. Mr. Chadwick was a senior inspector for this new, two-phase, $26 million community center and sports complex in the City of Laguna Hills. Phase 1 of this 20-acre site provides the community with softball and little league fields, soccer fields, a roller hockey rink, a skate board park, pedestrian and bicycle paths and a state of the art childrens playground based on an archeological theme. Phase II of the project is a two-level, 40,000 sf. community center building. The major elements of this building include an expansive lobby and plaza area; a 6,442 sf. multi-purpose room; a 14,175 sf. gymnasium; classroom and conference spaces; a kitchen; administrative space and restroom and locker facilities.


 


Port of Long Beach, Gerald Desmond Bridge Rehabilitation, Phase II. Construction Inspector. The bridge is a steel tied-arch main span with a 500-foot wide channel crossing providing a 160-foot vertical clearance over the shipping channel. Approach spans are built-up steel plate girders supported on reinforced concrete piers. The bridge totals over one mile in length. Phase I of the project consisted of seismic retrofit and remedial fatigue measures to the foundation and superstructure, and modifying the bridge from four to five traffic lanes. Phase II of the project includes adding a sidewalk to the outside of the existing structure and repainting. Construction cost was $54 million.


 


Bidability/Constructability Reviews:


Review of the contract documents to determine whether or not a contractor can reasonably and legally bid the work. A biddability review tries to eliminate as many as possible gray areas, ambiguities or omissions that may result in a bidder adding a contingency amount to its bid and checks to see that legally required documents are included in the bidding documents.
