The Water Tower ($65,670,000 - Construction Budget)Baltimore, MD
This 34-story concrete-framed skyscraper at Baltimores Inner Harbor consisted of a mixed-use development with 314 luxury condominiums over a 10-story parking garage. Mr. Ayers performed all aspects of Construction Management from development, to pre-construction, to on-site management of daily activities. Total responsibility for the construction budget also included the oversight of the architectural and design team contracts, which combined, were in excess of $73,000,000.

Post Park ($55,850,000)Hyattsville, MD
This projects contract delivery was a guaranteed maximum price (GMP) and consisted of 10 buildings, four of them are elevated concrete-framed podiums with wood structure on top, totaling 396 units. One of the buildings is free-standing and 5 of the 10 buildings wrap around a 6-story, 550 space parking garage. Mr. Ayers served in pre-construction for the project and was successful in buying out over $2,000,000 in savings. He found many ways to value engineer the steel, concrete and site portions of the project saving over a million dollars.

Eln at East Market ($52,430,000 - Construction Budget)Fairfax, VA
These two 8-story concrete-framed buildings for 212 luxury condominiums were erected over a 3-level below grade parking facility with a footprint covering over 3 acres on contaminated soils in Fairfax County, VA. Mr. Ayers directed the development of the design, overseeing the design team to produce permit set and then construction documents. He was heavily involved in the development of the project including proffer, zoning and permitting. He then performed all pre-construction services including value engineering and the purchasing of all subcontracts for a design build budget of $59,230,000.

UMBC Commons ($36,240,000)Baltimore, MD
Located at the heart of the campus of the University of Maryland Baltimore County, this 7-story concrete-framed structure had seven different types of skins including pre-cast, stone veneer, 80 tall curtain walls, metal panels, intricate brick work etc. The building contains offices, restaurants, retail, convention center, bar and game room etc. Mr. Ayers served as on-site Project Manager fulfilling the role of a Construction Manager.

2020 Lofts ($35,950,000)Washington, DC
Mr. Ayers initially oversaw the pre-construction and purchasing of the subcontractors on this 11-story concrete-framed luxury condominium project, with three stories of below grade parking. He later solely performed the Project Management and Supervision of this project to completion; having only received help at the end of the project with a finish superintendent.

Shady Grove Parking Facilities ($25,820,000)Rockville, MD
This seven-story 2,140 space Shady Grove Metro station parking garage is the largest ever built in Montgomery County and one of the largest in the country. The pre-cast and cast in place garage is supported on caisson foundations and included 4 traction elevators. A 460-space Park and Ride Lot was also constructed. The work also included improvements to the entrance of the adjacent station, new roads, bus stops and new parking lots. Mr. Ayers served as Senior Project Manager on this facility.

Kelly Miller Middle School ($24,750,000) Washington, DC
This four-story middle school in North East Washington was a steel-framed and masonry load bearing structure built on top of auger displacement piles and pile caps with grade beams. Mr. Ayers served as Senior Project Manager as well as filling dual roles of both Superintending and Project Managing for eight of the eighteen months required to complete this project.

Marlo Furniture ($15,630,000) Rockville, MD
This 245,000 square foot 4-story pre-cast, masonry and metal panel skinned exterior with a steel framed structure contained a warehouse with 40 tall ceilings and offices. Over top of these facilities is an 85,000 square foot showroom with intricate high-end finishes. Mr. Ayers served as Senior Superintendent on this project.

Davidsonville Elementary School ($11,420,000) Davidsonville, MD
Mr. Ayers served as Project Manager on this steel and masonry building which included extensive site work and underground fire suppression storage tanks, domestic water well and pumping station with sewage ejector pumps, grinders and leaching fields for a complete on-site water and sanitary system.

Northern Virginia Community College ($7,890,000) Sterling, VA
Mr. Ayers served dual roles as Project Manager and Senior Superintendent on this 3-story steel-framed building. This facility is the main building on this campus with a 500 seat auditorium, library, art studios and computer classrooms. The site work encompassed over 20 acres and included a soccer field and a 2 acre pond with spillway.

Springfield Police and Fire Station ($7,500,000) Springfield, VA
Mr. Ayers served as Senior Project Manager on this structural steel framed fire station and new police headquarters and detention facility involving detention equipment and sophisticated communication equipment.

Airport Mechanical and Electrical Facility ($7,350,000)Dulles, VA
Mr. Ayers served as Senior Project Manager on this highly complex, and logistically difficult project. The concrete-framed building sat on caissons drilled into rock. All four sides of the project required extensive sheeting and shoring extending over 55 deep while holding up the main FAA tower, active plane runways and 120,000 pound people movers. Industrial scale mechanical and electrical equipment were installed.

Sheriff's Headquarters ($6,750,000)La Plata, MD
Mr. Ayers served as Senior Superintendent on this 5-story cast in place and steel-framed Sheriffs Headquarters. Extensive security and detention equipment and hardware were installed; as well as a state of the art communications system.

U.S. Army Field Band Concert Halls ($6,410,000) Fort Mead, MD
Mr. Ayers was the Senior Superintendent and also served simultaneously as Project Manager for most of this project on this new concert hall and recording facility. This masonry load bearing building was 5 stories tall with structural steel floors and light gauge steel roof trusses. The sound doors were nearly a foot thick and the walls were over four feet thick providing STC ratings of over 75. Additionally, the adjacent 5-story office building was completely gutted and renovated.

Mr. Ayers has successfully Project Managed or Superintended at least 15 other projects each of 6 million dollars or less in value, such as a 5.9 Million Dollar Community Center, Restaurants, Office Buildings, Government Projects requiring Security Clearance, (projects at Andrews AFB, NSWC Indian Head, Defense Mapping Agency etc), Fitness Center and Gymnasiums, etc. A full list of these projects and references is available upon request.
