Also responsible for product design and construction financing.

1989-1994Richmond American Homes, Inc. Denver, CO. Division Manager/Executive VP Operations Responsible for all daily operations of Colorado Springs division. Annual production averaged approximately 200 houses a year with a budget of $35 million. Had 6 subdivisions, and 3 product lines. Responsibilities included all board of director presentations, annual projections and budgeting, land acquisition, product design, construction, sales/marketing.
Executive Vice President Operations Responsible for all production, purchasing, warranty, OSHA implementation and follow up training classes in Denver division. Annual production averaged 1600 houses with a budget of over $300 million. Negotiated and implemented national sales contracts with major suppliers; General Electric, Delta, Merrilat, Kwal Paint, Mastercraft, Shaw, etc.. Redesigned design center sales procedures and purchasing to maximize profits.
Division Manager, Legacy Division Created Legacy series homes to fill need in lower end housing. Implemented new construction, purchasing, and sales procedures to streamline production and lower expenses. Within 2 years, the Legacy series represented 30% of the Denver division sales and had the highest gross profit margin of all product lines.
