EXPERIENCE

2007- 2010 - Land Development Manager, K. Hovnanian Enterprises, Inc. Company reorganization/Layoff. Responsibilities included: Solely managing the largest Four Seasons project in the country for K. Hovnanian Homes, along with managing three Four Seasons projects to their completion (including bond release), three projects in Coachella, one project in La Quinta, and one in Brawley, simultaneously. I managed from forward planning which included site visits to gather and analyze site data and due diligence to effectively anticipate and resolve potential obstacles or issues that may arise in the Land Development processes, (per DRE phasing or conditions of approval). To 100% Site/Land Development (approved RG-BT (rough grade to blue top)) Plans/NOI # RWQCB-403.1 AQMD certified, sewer, water, storm drain, dry utilities/power and streets. I sat on three HOA boards and coordinated bond reductions/releases. I have an excellent reputation with cities, counties, engineering firms, water districts, regulatory agencies and most important trade partners, for my work ethic, knowledge, honesty, and the ability to get any task completed under any time constraints or adverse weather conditions while remaining 100% storm water/dust control/ ACOE/ F&G compliant and still remaining within or under budget. Oversee Land Development Department from Bakersfield and the NW area, down to San Diego, providing leadership, vision and management skills necessary to insure that Company standards and objectives are met.
