Responsible for the Supervision of five (5) Project Managers (PMs), assisting them with keeping projects on schedule and within budget, along with the duties described for Project Manager listed below. Projects assigned to me mostly range in cost from $25,000 to $30,000,000. Duties include pre-construction activities of Architect/Engineer (A/Es) selection, and making site visits with A/Es during design to determine site conditions. Other pre-construction activities include working with A/Es to provide a complete set of construction plans and specifications, while involving CMHA Estate Managers and Residents, along with key City of Cleveland personnel for input into the project. Review of final construction drawings and specifications, application for building permits, and the entire bidding process. After the award of construction contract, activities include constant tracking of construction process by approving construction schedule, attending weekly on-site job meetings, review and approval of monthly payment applications. Direct and monitor activities of a CMHA Construction Inspector, who provides daily on-site monitoring of the construction progress. Direction of A/E during administration of the construction process. Projects include completion (10/05) of Carver Park, a $30,000,000 project which consisted of the demolition of 37 two and three story apartment buildings, the construction of 46 new two story apartment buildings, along with the construction of 5 private streets, 2 parking lots, and construction of 2 dedicated city streets. Current projects include Riverside Park, a $13,000,000 project that consists of the demolition of 2 two-story buildings, construction of (19) new one and two story town-home buildings, and construction of 1 three story apartment building. Total unit count for town-home buildings is (62) sixty-two. Total unit count for apartment building is (28) twenty-eight.

Project Manager (3/02 to 5/04)
Assigned to projects designed in-house, which were wide ranging in scope, usually costing under $25,000. Managed a few projects that ranged in cost to $2,000,000. Primary duties included preparing a scope of work, with accompanying specifications, and drawings when required. Performed field surveys and inspections to define scope of work. Prepared cost estimates for each project. Obtained pre-construction approvals for each project from various CMHA personnel, and resident leaders. Conducted on-site walk-thru with prospective bidders. Coordinated construction work with contractors and CMHA management. Directed CMHA Construction Inspector. Monitored and reviewed construction progress to ensure compliance with specifications, and conformance with construction schedule. Maintained records. Performed punchlist inspections, and punchlist completion follow-up. Obtained post construction approvals from various CMHA personnel. Additional responsibilities included approval of estimates for payment, approval of invoices, and review of shop drawings and product submittals. In addition to the above, prepared weekly and monthly status reports for all assigned projects.

Provided Construction Project Management for new and rehab Home Depot Stores from site selection, to store opening, to project close-out. Project sites ranged in size from 8 to 40 acres. Buildings ranged in size from 98,000 to 142,000 sq. ft. Duties included working with HD Real Estate Manager, outside Legal Firm, and contracted Site Development Coordinator on site selection, and site purchase/lease negotiations. Other pre-construction duties included, site due diligence issues relating to obtaining Site Plan approval, which consisted of providing an accurate legal site survey, secure City Planning/Zoning approvals, secure and direct activities of Civil, Geotechnical, Fire Protection Engineers, and Environmental Consultant in accordance with HD Site Design Criteria Manual. Specific responsibilities included coordinating construction document "kick-off", and "90% completion" review meetings with Architect, Engineers, Consultants, and key HD Associates. For each respective project, set up meetings with Building and Fire Department Officials to confirm code requirements and discuss any concerns from the Officials. Provided preliminary and final project cost estimates, maintained list of qualified General Contractors for bid lists. Additional responsibilities included bid solicitation, contract negotiations, and contract execution. Provided weekly site visits during construction, approved invoices and payment applications, coordinated construction administration activities of Architect, Geotechnical, Civil and Structural Engineer's, reviewed and approved change orders. Established and constantly maintained project schedules, beginning at site selection until store opening, and communicated schedule updates and variances to key HD associates and Vendors. Established and managed project budget from site selection to project close-out.

OfficeMax, Inc. Project Manager (7/95 to 11/99)

Provided Construction Management for new, rehab, and remodel OfficeMax stores (approximately 23 stores per year). Duties included working with various Landlords, Architects, Engineers, General and Sub-Contractors, as well as OfficeMax representatives to insure on-time and on-budget store completions. Specific duties included tracking construction progress of assigned stores from design stage, through store opening and project closeout. Negotiated and prepared construction contracts for OfficeMax self-developed projects. Negotiated and approved change orders for turnkey projects. Continually updated and coordinated OfficeMax specification changes. Communicated information relating to OfficeMax fixture plan revisions to Landlords, Architects, and General Contractors on a timely basis. Made site visits when required. Other responsibilities included accurate scheduling and communication of new store opening dates with OfficeMax employees and key vendors. For OfficeMax self-developed stores, responsibilities included, making early site visits to survey potential new stores sites. Worked with Architects to prepare construction documents, obtained building permits, prepared and solicited bids, made site visits during construction. Also worked with Landlord and OfficeMax Real Estate Department to insure consistency between lease and drawings, reviewed and approved change orders, and maintained continuous budgeting practices. Completed construction of first non-Retail CopyMax Production Center for contract printing services.

Cuyahoga Metropolitan Housing Authority (CMHA) Project Manager (4/89 to 7/95)

Managed all phases of building construction, renovation, cost estimation, and inspections. Projects included, Rehab of Riverview Towers (15 story high rise), Rehab of 3rd phase of Olde Cedar Estates (12 buildings), and Master Plan development of Woodhill Homes (63 buildings of 2 & 3 story apartments on 25 acre site). Coordinated projects with Contractors, A/Es, City of Cleveland employees (Councilmen, Planning Commission Members, City Review Boards) and CMHA tenants. Specific responsibilities included review of drawings and specifications prepared by A/E firms, preparation of construction documents and/or specifications for in-house projects. Other responsibilities included negotiation and review of all change orders, preparation of negotiated change orders for approval by CMHA Board of Commissioners, and the supervision of CMHA inspectors as needed, to provide construction administration for various projects. Additional responsibilities included approval of payment applications, preparation of various HUD reports, review of shop drawings and product submittals, conducted field surveys for physical conditions present on CMHA property for repair and/or maintenance programs, and actively pursued good reliable contractors to upgrade CMHA bidders list.
