Vice President Development & Planning Celebration, FL (August 2008-October 2009) Collaborating directly with Ginns President and capital partner, analyzed the companys portfolio consisting of 31 properties located in the U.S. and off-shore. Reviewed existing development strategies, reformulated the strategy for each asset, and identified capital requirements. Developed action and implementation plans to maximize returns. Collaboratively designed a data base depository for the entire portfolio and managed the outflow and use of asset information.
Vice President Development & Planning Celebration, FL (June 2003August 2008)
Working directly with Ginns President and Executive Vice-President, provided acquisition due diligence, cost forecasting and feasibility analysis. Executive manager of five Engineering Department personnel, and advisor to nine regional offices located in the U.S. and abroad. Performed acquisition due diligence, developed strategies and obtained development entitlements,cost estimating with feasibility analysis, and consulting team management for resort and residential golf communities. Additional area of responsibilities included the review and negotiation of acquisition and development contracts, development feasibility studies, development of conceptual budgets, profitability analysis, entitlement strategies, and management over multi-discipline professional consultants on multiple projects. Providing these services required meeting with regulatory agencies to negotiate development entitlements and permits, resolving non-compliance issues with local, state and federal agencies, and negotiation of infrastructure agreements involving public and several private sector developments. In the course of providing project costs, developed an unprecedented project cost estimating methodology which has been adopted by professional estimators and civil engineers.

Managed multi-disciplined professional consulting team. Formulated permitting strategies and established a relationship with the permitting agencies for the development of the 1,500 acre upscale Tesoro golf course community and the Tesoro Preserve island development on the St. Lucie River. Coordinated and managed construction involving Ginn Golf (Ginns inhouse golf course construction division), infrastructure, telecommunication, power, mitigation planting and landscape/hardscape contractors, and the Citys construction managers. Extrapolated funding from the overall project budget and managed the design and construction of the projects amenities. Evaluated conceptual designs based on maintaining the projects theme, aesthetics and lowering operation and maintenance costs.
