Reported directly to Director of Facilities Construction and Store Planning, interacting with VP of Construction / Facilities. Managed daily and emergency facility maintenance operations for 47 store locations and one distribution center. Adhered to budgetary parameters while effectively managing maintenance expenses, utilities and capitol budget, including: planning, control and administration. Managed 2 regional managers and 35 mechanics. Managed all HVAC, energy and maintenance capitol projects, completing all projects on schedule and within budget. Worked with Corporate and Central organization to coordinate and implement corporate maintenance projects and programs, providing technical support on new construction and remodels. Ensured all safety regulations were met, coordinating all Hazmat projects as local Hazmat Manager. Delegated responsibilities to subordinates to insure ample time for energy savings projects, forecasting capital improvements and day to day store operational involvement. Ensured all safety regulations were met, coordinating all Hazmat and AMAT projects with local officials and company directors. Responsible for updating outside contractors commitments to conform to Lord and Taylor standards and making sure all such commitments were met with minimum difficulties. Worked with Lord and Taylors parent equity group, National Real Estate and Development Corp, during the 2006 acquisition from Federated Holding Group. This transition was met with little facilities issues. Was heavily involved in Lord and Taylors Energy Management programs. This included overall installation, maintenance, software writing and continued training of engineering staff. These systems included both Andover and CSI/TAC EMS protocols. Collaborated with engineers of assigned regions regarding building function issues and capital improvements. This direction saved the company more than $2 million in energy reductions and $3.5 million in capital expenditures through years 2006-2008. Worked with the May Dept Stores energy project managers on all energy consumption reductions, where by elevating Lord and Taylor Stores from last to first place on May Companys Stores Energy rankings.
