In this current position I handle the day to day and onsite activities of multi million dollar medical and historical construction projects. I have recently completed the physical move of a 5800 square foot historic home, mile to a new foundation and then added an 8000 square foot addition converting the space to medical use while not interfering with the historical value and appearance. This project received 2 awards from both the State Historic Commission and the National Historic Preservation. The project was completed on time, under budget, with minimal punch list. I also completed the construction of an ASC Certified Spinal Surgery center with an existing 2000 square feet and an added 4000 square feet. Both of these projects were on fast tracked schedules. I have also done 3 tenant fit ups in Billerica MA and over seen the rehabilitation of Stoneleigh Plaza in North Hampton NH.

In this position I was in charge of 2 multi million dollar residential development projects with an aggregate value of 24 million. One a 96 unit apartment complex with club house, valued at 18 million, and one, a 12 unit high end condominium project, valued at 6 million. I am responsible for ground up construction including permitting, site, stick built construction and coordination with sales and marketing personnel. I handle all AIA requisitions, sub contractor payment scheduling, and job site production. These projects are Completed and occupied on time and budget.

I have built 16 Custom Homes, all over 3000 sq ft. in the past 16 months as well as a Restaurant, and 2 Duplex Condominiums. I do all estimates, sales, purchasing and management. I have decreased construction time and increased profits for the Developers I have contracted with.
18 projects in 18 months with a minimum of punch list and zero call back shows how one individual can incorporate the tools used in large companies into a one-man operation.
I can operate most heavy equipment, excavator, bobcat, dozer, vibratory roller, etc.

I was the first Project Manager to deliver a Walgreen's Pharmacy to Walgreen's Corporate before the projected completion date and did so under budget.
I have excellent interpersonal skills and a management style that inspires sub contractors to deliver quality work in an on time or early manner. I understand the individual trades and what is required to get the job done and as such garner the respect of the tradesmen. I am seen as fair and reasonable while still being able to "lead the troops".
I implemented the use of Microsoft Project to outline the various start and completion dates of each trade and as such ended the "seat of the pants" approach.

I joined AMS to assist the company President in the growth of the firm. I increased sales from 1.3 million to 8.6 million over the term of my employment. I hired and supervised 5 Project Managers, 6 Superintendents, and office staff and various labor and support personnel. I personally managed on average 3 to 5 projects while my other PM's had one project each.
I was instrumental in the transition from 100% Private Work to a mix of Public and Private in the commercial/Medical side while maintaining the Residential Development and Custom Homes side of the business as a base line cash flow while making the transition to larger and larger commercial / Medical projects. The majority of our medical projects involved Assisted Living facilities, Elder Care, and Senior Centers. I assisted the Company President in most corporate policy making and bid review.

I was responsible for estimating and implementing commercial rehabilitation projects in the metro Boston area. The projects entailed the complete interior demolition and rebuilding of commercial office space. I was instrumental in the design phases of many of these spaces and worked directly with the property owners to create office space that met their tenants needs and would allow for annual lease escalation. I worked directly with the two largest commercial property holders in Metro Boston, projects included Foreign Consulates, the renovation of an old Brick Factory into upscale office space, Condominium Complexes and Apartment Complexes.

My design skills earned me recognition by Forbes Magazine and INC. magazine for office spaces I designed.
