Please review my attached resume which outlines my most current experience as regional property manager along with my extensive background in the construction industry specifically roof consulting and HVAC sales. Most of my construction related sales experience was for a commercial HVAC contractor dealing with routine rooftop replacements to large scale public and commercial/retail work where I not only sold the project, but estimated and served as project manager as well.

In November of 2007 I accepted a corporate level position with Raymour and Flanigan Real Estate as the Regional Property Manager for the Philadelphia/Metro region. In this position I was responsible for performing physical inspections as well as managing numerous vendors and contractors for 41 Raymour and Flanigan showrooms, distribution centers and rental properties totaling in excess of 3.5 million square feet. In the past year I was responsible for the complete renovation of a 40,000 sq foot showroom totaling $500,000, facility upgrades at seven showrooms valued at $80,000 ea. performed concurrently and multiple large scale roof replacements.

Over the past twelve months at Raymour and Flanigan I implemented a roof management plan to reduce the amount of leak calls by utilizing a structured inspection plan. I was also able to value engineer two roofing projects that combine saved the organization close to 50% of the replacement cost. One of the projects was actually budgeted at $140,000 and was completed for $49,000.00. After researching the lease agreement I was able to cut the final cost in half by finding a clause in the lease agreement stating the building owner was liable for fifty percent of the replacement cost.

Directly responsible for 41 properties including showroom locations, distribution centers and tenant spaces totaling in excess of 2.5 million square feet. Performed quarterly inspections of all properties to determine property and tenant needs relating to the physical appearance of the properties along with safety and code compliancy (fire suppression, elevator and escalator inspections, and egress requirements). Served as project manager on major store renovations including large scale roof replacements, HVAC retrofits, fire suppression installations, lighting retrofits, complete renovation of a 40,000 square foot - two story showroom, and multi-location projects running concurrently by multiple contractors. Created punch list items for new store construction and renovations to ensure projects are completed to Raymour and Flanigan standards.
