PROFESSIONAL EXPERIENCE
Projects Director ONeal Incorporated 2007 to 2009 D-B, GC, CM, and EPC of Commercial Projects $3M to $15M. * Achieved a $250K cost savings through scope modification and rebidding, then shared 50% of the savings with the client on a Cost Plus contract. Net result was $125K additional revenue for my company. * Profit and Loss responsibly for the Raleigh, NC office including 25 staff employees. * Managed projects for compliance with building codes, and company procedures for design, safety, construction, estimating, scheduling, accounting, and purchasing. Ensured the project strategy was being followed. * Guided multiple simultaneous project teams in each phase of the projects including design, pre-construction, purchasing, contracts, billings, construction, close-out, and post-construction services. Project Executive Alutiiq Global Solutions, LLC, 2005 to 2007 D-B, CM and EPC firm of Military Facilities $18M to $125M. * Produced approximately 2% additional profit above the bid profit through contract negations and rebidding, the result was an additional $2M in additional profit for my company. * Achieved Zero Lost Time Accidents on over 2,500,000 man-hours in 3 years. Estimated cost savings of $300K. Winner of the Yearly and Quarterly Safety Awards for two Military bases and USACE districts. * Negotiated contract award without competitive bidding with the USACE, result was $25M additional work. * Supervised designers, engineers, field construction staff, and subcontractors. Staff included up to 50 engineers and designers, and 1,500 construction and subcontractor personnel on a single project. * Approved all safety plans, best practices, engineering deliverables, estimates, budgets, invoices, billings, schedules, turnover documents and projects close out. Projects were LEED Silver Certified. * Developed an approach, new to Kentucky area, to speed up the concrete placement during severe winter weather, resulting in 6-week schedule recovery, putting the project back on track. * Guided the development team focusing on new work, client retention, preparing proposals, presentations and contract negotiations for government sectors. * Projects include: 1 - 3,500 man Brigade complex, 750,000 sf of floor space, that included a dining hall, 63-2 story barracks buildings, 37-company, battalion and brigade operation buildings; under ground and above ground infrastructure on a 136 acre site at Ft. Bragg, NC valued at over $125M. 2 - 600 man Barracks complex, 4 3-story barracks buildings consisting of 229,000 sf of floor area located on 11 acres including all infrastructure, and Geothermal heating-cooling at Ft. Knox, KY valued at over $50M.
Senior Project Manager The Haskell Company, 2001 to 2005 D-B, EPC and General Contracting firm involved with Commercial, Labs, and Pharmaceutical projects from $6 M to $22 M. * Built the case for being the best-qualified Design-Build Team by handpicking supervision, craftsmen, and subcontractors. This resulted in securing a $9M contract without being the lowest qualified bidder. * Supervised project managers, designers, construction and subcontract personnel on biopharmaceutical and commercial projects. Supervised, mentored, hired, trained, and evaluated personnel. * Developed and approved project best practices, safety plans, engineering deliverables, estimates, budgets, schedules, turnover documents and close out. * Implemented project specific safety plans that resulted in Zero Lost Time Accidents on all work, estimated savings of $400K. * Developed new and maintaining existing client and industry relationships. * Projects included: New bio-tech facility and upgrades to existing building in Largo, FL valued at $9M; Fire station and 100,000 sf warehouse in Kinston, NC valued at $7M; Clean room space, including all building systems, process equipment and labs in Boca Raton, FL valued at $22M.
Senior Construction Manager Jacobs Constructors, 1997 to 2001 EPC, CM, CMAR, Cost Plus and General Contractor of Commercial, Labs and Pharmaceutical from $5M to $80M. * Managed the execution of construction projects, and pre-construction. Developed and managed operating budgets based on forecasted workload. Supervised 10 office staff and developed allocation of field construction staff to pharmaceutical and laboratory projects. * Successfully removed and reinstalled pre-cast panels in an operating pharmaceutical facility so new equipment could be installed without affecting validated operations. * Zero Lost Time Accidents on all projects. Estimated cost savings of $400K. * Developed a detailed turnover and validation schedule for use in completing the project by the construction and validation teams. Recovered one month on the schedule-to-market of the product, which resulted in a cost savings of $3M to the client. * Selected subcontractors and vendors for use on construction sites. * Reviewed and approve payments, staffing, subcontractor plans, billings, purchasing, contracts, quality plans, safety plans, turn over packages, and project close out procedures.
