PROFESSIONAL EXPERIENCE TRAMMELL CROW RESIDENTIAL Managing Director North Texas Division 2006 - Present Instrumental in creating one of TCRs most successful and fastest growing divisions. Controlled or assisted the acquisition of 5 properties within a 2 year period: Alexan Fitzhugh, Alexan Parkway, Wynhaven at Westpoint, Alexan City North, and Goat Hill. Created finance packages, negotiated equity partnerships, and negotiated and closed construction loans for several projects with capitalization requirements ranging between $40M and $63M. Directed and managed the successful design and development of 3 projects, all within proforma budgets. Supervised the lease-up of submarket leading Alexan Fitzhugh (Uptown) and Alexan Parkway (Plano/McKinney). Persuaded community and city officials in Cedar Hill to support a high density multifamily project in a city known for anti-multifamily sentiment, and received overwhelming approval from architectural control, Planning and Zoning, and City Council. Oversaw the lease down of 415 units within a 2 month period. Successfully collaborated with the School District and community to ensure the continuing education of displaced children. Implemented program to relocate families into affordable properties within the same submarket and the Richardson Independent School District.
PALLADIUM USA INTERNATIONAL, INC. Vice President of Development 2001 2006 Provided key managerial and technical insights into the feasibility and viability of high end, mid-rise and tower multifamily projects. Instrumental in coordination and marketing of condo conversion after successful lease-up. Managed the development of Grand Treviso, including a $2M interior upgrade which helped to secure local and national recognition. Oversaw design and development of award winning Canal Side Lofts, which received the Pillars of the Industry Award for Best New Loft Community 2008. Assisted in site selection and layout, defined design criteria, and compiled initial cost estimates. Obtained all federal, state, and local regulatory land-use approvals and permits. Project Manager Dallas, Texas 1996 - 1998 Responsibilities included the review of plans, specifications, environmental, geotechnical, testing, and other contract documents for construction lenders. Evaluated construction cost estimates for multifamily, commercial, retail, and hospitality projects. Conducted field observations, reviewed and approved progress payments and monitored progress of over 35 projects per month throughout the western United States.
