As Vice President for single asset entity developed by Makar Properties, LLC, negotiated Development Agreements with local jurisdiction minimizing project entitlement risk due to future ordinance changes. Creation of Utility Districts authorizing reimbursement for project infrastructure cost of approximately $50M. Secured grant funds of $1 million from local and state resources to fund park improvements within the community. Increase value of project commercial property by spearheading petition for Local Option Election to Approve Sale of Alcohol. Negotiated Cost Reimbursement Agreements with local jurisdiction for major offsite water & wastewater improvements authorizing $4.5 million cost reimbursements.
* Managed and delivered multiple residential subdivisions having approximately 700 finished lots to homebuilders in one single year. I served as Senior Project Manager for RMD & Company, Inc. working closely with homebuilders, consultants, and regulatory agencies. I secured development entitlements for a 200 lot residential subdivision from concept thru final plat & design in 90 days, resulting in bonus award to RMD for accelerated delivery. Mediated design solution between City-Engineer-Developer to facilitate development permit approval on project that City previously refused approval of Engineers design for over 6 months prior to engagement of RMD services, thus allowing development to move forward.
* Developed effective strategies, formulated practical business plans, and execution of plans resulting in annual sales increase of 300% for development group, as Senior Project Manager & Business Development for Carter & Burgess, Inc. worked to overcome loss of major clients due to senior managers leaving company to start competing firm. Implemented design processes and procedures resulting in design team productivity increases and corporate profitability. Developed and maintain relationships with local city & county staff, resulting in prime professional service contracts on public works projects with governmental entities, and benefiting private client development projects.
