With more than 22 years of project management and supervision experience in the construction industry, I am highly experienced in the planning, designing, and construction of commercial, retail, and residential conversion facilities. Responsible for planning organizing, and directing construction projects for all company owned buildings. Project scopes varied from minor Tenant Improvement work to major building renovations of up to $15 million. Responsibilities included design and blueprint implementation, value engineering analysis, bidding/estimating, subcontractor selection, scheduling, on-site management and supervision. Acted as Owner/Builder on projects, acquiring all permits and Governmental agency approvals, and coordinated all phases of construction with project architects, engineers, sub-trades, and inspectors. Key Projects include:

HEWITT STREET LOFTS, Los Angeles, CA Directed $15 million renovation and conversion of 50,000 sq. ft adjoining warehouses into 33 condominium units. Project involved Change of Use zoning change as well as filing for a Tentative Tract map for the condominium conversion. I worked closely with the City of Los Angeles as well as our attorneys and consultants to ensure we obtained both. I worked directly with the Project Architect, Structural engineer, Electrical, Mechanical, and Plumbing contractors to develop cost effective designs for the Construction drawings. Project involved complete interior demolition, including concrete slabs and roofs. New construction included structural retrofitting, all plumbing, electrical, and mechanical infrastructures, raised roofing with new exterior glazing, an elevator, and a 160 X 20 open air entry courtyard with fountains achieved by cutting out overhead roof section.
The 33 units included high design steel mezzanines, high end custom cabinetry and maple flooring. I obtained all bids, selected the contractors and consultants, acquired all permits,
submitted draw packages to the lender for disbursements, held weekly progress meetings with the Owner, Architect, and relevant subcontractors, prepared and updated project schedule and coordinated onsite construction.

2404 Wilshire Blvd., Los Angeles - oversaw the $7 million renovation and conversion of a 150,000 sq. ft. high-rise commercial building to an Artists in Residents building.(lofts) Project required close coordination with several City agencies to ensure the change of Use Permit process was moving forward, as well as close coordination with the architect, engineers and subcontractors to secure cost effective designs. Project involved complete demolition of all interior improvements, electrical and plumbing infrastructures, and mechanical systems. The Build-out included construction of 71 loft units in 3 separate phases. Key components of the new construction included modernizing 4 elevators, installation of a voice evacuation fire alarm system, stairwell pressurization, emergency generator, new plumbing risers, multiple split system hvac units, and installation of multiple banks of DWP electrical meters throughout the building. Managed and directed all phases of the construction throughout completion. Initial Phase of the Project was completed within 5 months from obtaining the building permit.

Star News Building, Pasadena - Oversaw the $6 million renovation of an existing historical building of approximately 80,000 sq. ft. Project involved renovation of the exterior terra-cotta, complete interior demolition, structural demolition, and installation of new electrical, plumbing, mechanical and elevator systems for the building. New exiting pathways for the building were required, necessitating extensive concrete structural work for the installation of new stairwells, moment frames, and shear walls. Managed and directed all of the tenant improvement work for the building including the $1.2 million build-out for Glabman's Furniture and the $2.3 million improvement for 24 Hour Fitness, which occupied 27,000 sq. ft. of the basement.

Union Parking Garage, Pasadena - Managed, directed and supervised the building of a four level 300 space concrete parking garage in Pasadena to accommodate the increased parking requirement created by the tenancy of 24 Hour Fitness. Project managed and supervised an additional four level 10,000 sq. ft. concrete parking structure in West Covina to facilitate the required parking for another 24 Hour Fitness tenant. Acquired all permits, utilities, and coordinated all phases of construction with subcontractors, structural engineers and inspectors to completion for both projects.

201 N. Brand, Glendale - Oversaw the $3.5 million renovation of an existing 25,000 sq. ft. semi-historical Woolworth's store. Project included raising the roof and installing a second story, adding an additional 12,000 sq. ft. As a designated Historic building, the project required close coordination with the Glendale Redevelopment Agency to ensure that the exterior design would be in conformance with the architectural style of the building. The scope of work included a complete interior demolition with an overall structural retrofitting adding new steel framing, concrete shear walls, and moment frames to support the second floor addition. New stairwells, elevators, as well as the installation of the new plumbing, mechanical and electrical infrastructures were also added. Due to delays in Building Dept. Plancheck, project had to be completed in 90 days in order to deliver the building to the anchor Tenant, Zany Brainy. Delivery date was met. Managed and directed subsequent tenant improvements including 25,000 sq. ft. $1.1 million build-out for the Glendale News Press.

High Rise Retrofits - Successfully completed the sprinkler retrofits of 3 high-rise buildings, including the installation and implementation of diesel fire pumps &generators, fire alarm systems, and the creation of 1hour rated elevator lobbies.

Managed, directed and supervised Tenant Improvement construction ranging from $30,000.00 to more than $3 million. Projects included multi-floor high design commercial tenant improvements, high end jewelry stores, restaurants, remodeling of retail facilities, construction of "clean" rooms and computer floors for technology facilities, and high rise sprinkler retrofits.

Prepared cost estimates, solicited bids, selected sub contractors, created construction schedules, and supervised on-site construction from start up to completion, including punch list sign-offs. Supervised multiple projects simultaneously. Key Projects:

Bonnie, Jones and Bridges - 3699 Wilshire Blvd., Los Angeles - managed and supervised the construction of a 52,000 sq. ft. multiple floor, high design law office. Project involved 30 foot cutout for new stairwell connecting the 2 floors. High ceilings, intricate design, and floor cutout necessitated close coordination with structural engineers, mechanical engineers, and design architect to achieve concept plan. Due to delays caused by preconstruction design changes, 12 week construction schedule was cut to 10 weeks. Was able to meet revised schedule through use of selected overtime, substitution of alternate, available materials for millwork, doors, and wall finishes, and key overtime inspections from the Fire Dept.

Gipson, Hoffman, Pancione, 1901 Avenue of the Stars, Century City, CA - Served as project manager and supervised the construction of a high design law firm encompassing 26,000 sq. ft. on an initial budget of $1.8 million. As the design dictated high ceiling heights in key areas, it was necessary to coordinate with the buildings mechanical engineer and sprinkler contractor to relocate HVAC main trunk lines and sprinkler main lines. In order to expedite this process, coordinated directly with engineer and contractor, saving time in initiating and approving changes to original plans. Chaired weekly progress meetings with the client, architect, designer, engineer and key contractors. By starting finish trades prior to the completion of all taping, 2 weeks of time were saved and project was completed on time and within budget.
