Project Manager Projects included complete asbestos abatement, soil remediation of petroleum hydrocarbons and solvents, interior demolition of 13 buildings totaling 1,199,093 square feet. The asbestos consultants original plans called for the abatement contractors to demolish everything in their way to get at the Asbestos Containing Material. The demolition crew would come in afterwards to finish the job once the Asbestos Containing Materials were removed. I orchestrated a process where the demolition crew worked in conjunction with the abatement contractors to demolish and remove material interfering with the abatement so the abatement crew was not demolishing non- Asbestos Containing Materials. This reduced the abatement cost in excess of $1,000,000. Managed the design phase to upgrade four buildings to Tier II/Tier III data center standards. We completed the structural upgrade on a 106,000sf building. Coordinated the MEP design team and TXU Electric Delivery Company on the design of the medium voltage campus wide distribution system along with the redesign and expansion of the campus owned high-voltage substation. Our design included curing single point of failure in the substation and designing a distribution system which is incrementally expandable from its current capacity of forty four MVA to eighty MVA Directed the design of a non standard roof system allowing it to be placed on a deck with a fifteen pound live load and allowing removal of all interior roof drains while meeting 125mph wind load criteria. While completing my Project Manager responsibilities, I was also the Property Manager for Collins Technology Park. Served as a mentor for other Fobare Commercial property managers, helping to teach them best practices for due diligence, how to deal with environmental issues and the resolution of construction problems.
Trammell Crow Company December 1983 October 2006 Property Manager, Office Division May 2000 October 2006 Construction, development coordination and property management of a 113 acre campus with 13 buildings totaling 1,199,093 square feet and a staff of 24. Day to Day liaisons with Faison Capital Advisors (Investment advisers), Ohio Teachers (Owner) and Alcatel (Tenant) on this project. The City of Richardson awarded my team the Renovation of the Year for 2001, renovation work on this 4-story office building; included removal of the building from the campus utility systems, building a new central plant, elevator modernization, new roof, new relocated restrooms and new lobby finishes. Excellent computer skills, proficient with Microsoft Word, Microsoft Excel, Microsoft Outlook, Kardin Budget Systems and able to learn proprietary systems/applications quickly.
Construction Manager 1995 - 2000 Facilitated the tenant improvements, structural repairs, capital repairs, environmental issues and civil issues for the industrial and retail properties in North Texas and consulted on projects for other areas of Texas and Louisiana. Supervised the replacement of 125 industrial, retail, and office buildings roofs in North Texas; recognized trouble shooter for roofs and construction issues in other areas of Texas and Louisiana Took over midstream and completed 5 industrial building projects, as project managers would leave the company I was the go to guy to step in and take over projects. Awarded the Trammell Crow Dallas/Fort Worth MVP of Construction for 1999. Chosen to be the project manager for the period correct renovation of the first building that Trammell Crow built in 1948.
Property Manager, Industrial Division, 1983 1995 Managed 7 million square feet of industrial space which included all the tenant finish and capital repairs for these facilities. Was responsible for instituting the first preventive maintenance programs within the DFW Metroplex on roofing, paving, and fire sprinkler systems. Assisted with the startup of new developments and the sale of existing properties. Duties evolved into training of the assistant property managers. Started and managed the Seawatch Maintenance group which provided light maintenance for the industrial property managers once it became profitable it was sold. Chosen to be the property manager for the Super Conducting Super Collider (Dept. of Energy) which was our most visible project in 1991. Project manager for the completion of Dallas Police Academy in Red Bird worked out the details on the training track, finish out, punch list, arbitrated issues between the City of Dallas and the Dallas Police Department which was the real reason the construction project was in disarray. Managed the design, and construction of 7 tilt wall shell buildings.
