CONSTRUCTION/PROJECT MANAGER
Responsible for multiple build outs of space (market ready and tenant improvements) and capital projects within the commercial sector of the Legacy.
Project have been located in West Los Angeles, Long Beach, Glendale, Burbank, Marina Del Rey, Los Angeles, Culver City, Santa Fe Springs, Pasadena, Irvine, Costa Mesa and San Diego.
Budgets have ranged from $35,000 to $4,000,000.
Performed construction as one of three functions1) acting as a general contractor and supervising all trades either though direct supervision of a superintendent or acting as a dual PM/superintendent, 2) contracting a general contractor and supervising their construction, and 3) overseeing the construction of an tenant contracted GC.
Construction activity for the build out spaces included but not limited to MEP, HVAC, fire life safety, fire sprinklers, glazing, drywall, door and windows. Capital projects have included steel canopy construction, cooling tower and chillers, roof and structural upgrades, ADA upgrades, exterior painting, main water service and fire lines, asphalt and concrete, electrical retrofits and signage packages.
Work directly with a series of architects, including in house staff, and engineers (MEP and structural) to produce working sets of drawings for permits and then securing building permits within those cities, counties or federal agencies.
Worked with a diverse clientele of tenants including media industry (music and television), governmental agencies, law firms, medical/pharmaceuticals, and light industrial.

Project consists of two general contractors for interior and public spaces respectfully, including a renovated restaurant, banquet space, lobby, new concierge lounge, swimming pool; separate contractors for fire safety, interior corridor lighting, signage, food equipment, etc.
Responsible for overseeing the delivery and implementation of all FF & E items.
Work with the hotel operations staff in daily operations during the duration of the project.
Secure a series of building permits with the City of San Diego, San Diego Health Department, San Diegos FEWD, and Fire Department.
Responsible for the supervision and direction of the various consultants, specifically the architect, interior designer, and MEP consultants.
Maintaining schedules and budgets for the overall project.

Responsible for supervision of several residential renovation projects and new construction projects underway in several states for a private Multifamily REIT.
Projects are located in Los Angeles, Reno, Las Vegas, and Portland.
New construction projects would include building a new multileveled parking structure, leasing office, fitness center, swimming pools, a new park area, rebuilding carports, and installing new garages.
Renovated projects included reworking existing leasing offices, exterior landscaping upgrades, new exterior color schemes, reconfiguration of property entrances, and upgrade marketing paths.
Budgets for projects ranged from $70,000 to $15,000,000.
Scope of work involved the following:
Supervision of Unit Turns, hallways upgrades, exterior lighting, and life safety requirements.
Work directly with architects and landscape designers to adhere to companys standards and various budget constraints.
Performed interior designer services for the company or supervised in-house personnel who performed such services.
Directly communicated with various city departments, including Building, Planning, Fire, Grading, Zoning, and DWP, to secure the necessary permits and achieve proper ADA requirements.
Create budgets and scope of works while adhering to the companys rate of return and capital return rate in order to produce financially prudent and feasible projects.
Performed due diligent services for the company and create capital expenditure assessments and budgets for proposed acquisitions.

Reconstruct a thirty-six-unit apartment building that suffered through a devastating fire. Responsible for the permits, insurance settlement, and rebuilding without the use of a general contract. Acted as project manager and superintendent during construction as subcontractors were hired to complete individual tasks.
