Key member of AIMCOs Redevelopment team, identifying portfolio properties for redevelopment, initiating property physical and market assessments, developing project programming and scopes and retaining and management of qualified project consultant design teams. Developed financial analyses and underwriting for comprehensive project Investment Committee (IC) packages for submission, presentation and approval to IC and company Chairman and CEO. Managed all project redevelopment activities including; design, entitlements, construction, marketing and leasing.
3400 Avenue Of The Arts; a 770 unit community in Costa Mesa, CA with complete unit interior and interior and exterior common area redevelopment with total value in excess of $78M.
Malibu Canyon Apartments; a 698 unit community in Calabasas, CA with complete Club House, Sports Complex and Resort Pool area redevelopment with total value in excess of $18M.

MJW CONSTRUCTION, INC., Temecula, CA 2002 - 2006

Initiated company start-up, establishing appropriate policies and procedures and hiring qualified personnel for the in-house construction company of a family owned development enterprise with projects in southern Riverside County, CA; primarily multi-family projects averaging 200 units. Responsibilities included project entitlements, project budgeting, contract buyout and purchasing, preparation of loan and financing packages, monetary fund control requests, all prime contracts, subcontracts and purchase order agreements, and oversight of all field development and construction activities.

Provided project, task and discipline specific consultation for individuals or companies in need of streamlined management and oversight of specific development projects, development teams, project entitlement processes or turnkey project oversight for activities in all disciplines of real estate development and construction.
Acted as Senior Project Executive, retaining qualified consultants and consultant teams and overseeing all operations for the entitlement, design and construction of 3 commercial office properties in coastal and inland north San Diego County comprised of 6 individual buildings totaling approximately 250,000 square feet of speculative and build-to-suit Class A office and light industrial developments, with overall budgets in excess of $27 million.
Acted as Senior Project Executive for reconstruction and capital improvement construction campaigns for 6 common interest residential developments, containing in excess of 900 residential units, in total, located in 3 Southern California counties, with overall budgets in excess of $21 million.
Acted as Senior Project Executive, retaining qualified consultants and consultant teams and overseeing all operations for the site selection, acquisition, design, development, construction and phased occupancy of Cisco System's New England Development Center, a 662 acre campus with 20 Class A office and R&D buildings, ranging in size from 50,000 to 210,000 square feet with total development in excess of 2.8M square feet and value in excess of $650M.
Performed expert witness consulting to various plaintiff and defense litigation firms related to real estate transaction disputes and construction defect litigation.

RADNOR CORPORATION, San Diego, CA 1987 - 1998
Vice President/Regional Manager (1991 - 1998), Development Manager (1987 - 1991)
Responsible for management of Western States region including 3 offices and 2 field site offices in California, Nevada and Arizona with a staff of up to 55 full time employees, and 15 active commercial, retail, land, and residential developments with total values in excess of $450M.
Implemented leasing and management responsibilities for portfolio of retail properties containing 950,000 square feet, with sustained occupancy in excess of 93%, then sale and closing of complete portfolio for $67M in fourth quarter of 1997, $17M over budgeted expectations.
Implemented leasing and property management for portfolio of Class A office properties containing 520,000 square feet, with sustained occupancy at 99.9%, then sale and closing of complete portfolio for $49M in the fourth quarter of 1996, a 20% increase over budgeted expectations.
Conceived development and marketing plan for master planned residential land development of 2,200 lots providing for annual sales growth from 0 to over 350 build-able lots, retiring third party debt and expediting project completion by 20 months.
Assembled, supervised and managed development team for completion of 6 residential communities totaling 650 homes, resulting in increased sales of 100% and increased revenue of $5,000 per unit.
Managed and directed all customer service and warranty responsibilities for 12 completed residential communities including over 1,300 homes, reducing outstanding requests from 700 to an average of 45, and expediting aged items from up to 300 days down to 60.
