Project Manager Real Estate, Facilities and Construction
Project manager responsible for coordination of construction activities (process owner), including design/ delivery of spaces from 500 square feet to 400,000 square feet including: architectural/engineering selection/management, client requirement programming, all MEP and HVAC selection/ installation, critical systems ( BMS, critical systems UPSs, paralleling switches, STSs, whole building UPS systems, PAHUs, CCTV, access control, premise wiring), furniture selection (systems and case good), all interior design, water well and surface equipment, sanitary treatment plants, parking lots and exterior lighting, vendor management/payment, and reporting to senior management. Financial responsibility included operating and capital budget pro formas, adherence and reporting to $75,000,000. Management ownership of: facility operations, staff development and supervision (direct and vendor staff management to 500 concurrent FTEs), facilities sourcing and procurement, business continuity planning, physical security, food services, mail services within the framework of an $50,000,000 operating expense budget, with annual 10% productivity challenge to variable expenses. Portfolio included 54 separate operations, in 3.6mm square feet, housing more than 10,000 employees.
Management of real estate operations globally which includes demographic analysis, site selection, lease negotiation, budget and project development, and implementation.
Development of domestic sites in Georgia, Washington, Massachusetts, Florida, Texas, South Dakota, Minnesota, New Mexico, Arizona, Utah, Kentucky, Arkansas, New York, Connecticut, and California.
