During the last 15+ years I have been involved in multi- family housing projects bringing them in on time and on budget. I spent 10+ years as a General Contractor, 4 years as an Assistant Superintendent and 10 years as a Project Superintendent. My duties included but were not limited to contacting potential subcontractors and discussing Scopes of Work, receiving bids, Quality Control, conducting pre-inspections and accompanying Building Officials during inspections, managing construction crews to complete various items that might arise in order to keep the project moving forward and on schedule, daily scheduling, preparing and submitting daily manpower and progress field reports, and site safety director. I am experienced in computer use and am proficient in MS Word, MS Excel, & MS Project. I was also trained and certified as a flagger, forklift operator, crane operator and CPR and First Aid. I also have experience operating heavy equipment, in the Marine Corps and various jobs, but am not currently certified. I have completed the OSHA 10 hour class twice. I am currently enrolled in the University of Phoenix pursuing my Bachelors Degree in Business and Construction Management, which I am 21 weeks from graduating.
My projects over the last 15 years are as follows:
Conversion of Pacific Village in Bellevue to Colony Woods: A remodel of a 36 building, 400 unit apartment complex. This consisted of repairing dry rot, removing asbestos, designing a pitched roof system for water drainage that wouldnt change the external appearance of the buildings, complete interior upgrade to new construction, and landscaping. As buildings were completed tenants were living onsite.
Allegro I: Retail/residential mixed in University District, Seattle. Oversee new construction of a six story wood construction building. The ground floor had commercial retail spaces and the upper floors had 88 residential apartments. This building also had five split levels of underground parking.
Aldercrest: New construction of a six story wood construction building with 48 units of residential apartments and two levels of underground parking. During this project I became very familiar with the City of Seattle Building Code requirements, particularly concerning Fire and ADA compliance. Once we achieved a Temporary Certificate of Occupancy all personnel were sent to new projects. I stayed to complete the project by finishing the requirements for a Certificate of Occupancy. During this time tenants were living in the building. I handed the project over to a leasing agency.
The Pete Gross House The Fred Hutchinson Cancer Research Center: New construction of a six story wood construction building with the ground floor having a commercial classroom area with two manager units. This building also had three levels of underground parking. This building is for use by Fred Hutchinson cancer patients and has 47 units of residential apartments to allow patients to bring their families to Seattle with them to live while they are receiving treatment. The classroom area is used to teach the families how to deal with the emotional stress of cancer and also conducts regular school K through 12. My duties were the same as above.
Alderbrook: A 205 unit apartment complex located in Kent Washington, on approximately seven acres with a swimming pool and recreational facility. It consisted of 11 three story buildings. When I arrived the project was in the CO and turnover stages. I assisted with City Officials and Quality Control. Upon completion we turned the project over to the onsite managers.
Silver Springs: A 251 unit apartment complex, also located in Kent Washington, on approximately 19 acres, with a swimming pool and recreational facility. It consisted of 16 three story buildings, some with Three Hour Construction. I began this project reviewing Contracts and Scopes of Work while beginning Mass Excavation. I was solely responsible for Framing Quality Control and assisted with scheduling. During turnover I assisted with Finish Quality Control. This project was 15 months from start to completion. Upon completion we again turned the project over to the onsite managers. Greens of Merrill Creek: A 244 unit apartment complex, located in Everett Washington situated on approximately 13 acres, with a swimming pool and recreational facility. It consisted of 11 four story buildings. It was a very aggressive site with 78 feet of elevation change from South to North, and 110 feet of elevation change from East to West. I was hired as the onsite Superintendent. I managed all scheduling, weekly sub meetings, daily manpower and progress reports, and quality control. I reported directly to the President of Brisben Development, the Senior Vice President of the Western Region, and the Regional Senior Project Manager.
Waterford Place: a 292 unit apartment complex located in Loveland, Colorado. There were two Phases to this Project, Phase I and II. These Projects lay side by side, and I was the Superintendent for Phase II. I was also overseeing Phase I since January 2003. This project was just in the beginning stages. We completed Mass Excavation in both Phases. Under ground wet utilities in phase II were complete and I was beginning the joint power trench. Phase I had Underground Sewer installed complete and was starting to install Underground Water and Storm. Again I reported directly to the President of Brisben Development, the Senior Vice President of the Western Region, and the Regional Senior Project Manager. Shortly after starting construction of this Project Brisben Companies, Inc. decided to close its doors and discontinue doing business in Multi-family housing development. John Gambini, the President of Construction for Brisben Companies, Inc., asked me to continue with the Company and help facilitate the completion of the Projects in Construction and the sale of completed and semi-completed Projects to Sun America and Related Capital, the financial partners for Brisben Companies, Inc. I became the sole Brisben Representative in Colorado and had been working with Doug Walton of Sun America and several City Representatives closing out several projects. I also worked with Related Capital, another financial partner of Brisben Companies, Inc. closing out the sale of properties.
East Gate Apartments: A 140 unit apartment complex located in Gainesville, Florida. This Project was over budget and six to eight months past its completion date before I took over as site superintendent. After the Loveland, CO. job, Brisben Development went out of business. John Gambini, the Company President of Construction, decided to start a consultant firm. He has several contacts that have Projects that are long overdue on completion and over budget. Out of 750+ employees he took approximately 25 with him to start a new Company. I am one of those few. I was asked to come to Florida to help get this Project back on track. We finished two months past the completion date of this Project which was four months ahead of when we took over .
Marina Del Ray Apartments: After East Gate I was scheduled to begin Brooksville but the Field Project Manager, Larry Joe Counce, took a position with another company and I took over Marina Del Ray. This Project was 100 units. It was also Senior Housing. It consisted of four two story buildings, a Club House with Pool and Shuffleboard Court. Each building was stucco on cinder block and each building had an elevator. Upon completion this Project was called the Jewel of the Company. We received 88 COs in 21 days and we received the last 12 within 14 more days. Our turnover rate for move-ins was 7 days after CO.
Rochester, Washington, McDonalds Addition This was a 1000ft addition to an existing McDonalds. It consisted of removal of the drive-thru and delivery area behind the store. We then built the new area which contained the new freezer and pre-pay window. We also removed the single lane drive-thru, constructing a dual lane with sensor pads connected to the video surveillance system. The store remained open during this construction serving the public by drive-thru which was 90% of their daily income. This project took six weeks to complete and was on time.
Newberg, Oregon, McDonalds Restaurant Fire Restoration This was a 4000 square ft new building. It contained two new drive-thru lanes, large play structure, and complete setup of kitchen and seating areas. Most of the items in these stores are supplied by the owner and scheduling for labor and materials is crucial to the success of these stores. I assisted for a short period of time.
Tigard, Oregon, Sherwin Williams Store This was a 5000 square ft new building. It contained a sales area and a paint preparation and storage area. This project was scheduled for 3 months and was completed in 11 weeks.
Walgreens, The Dalles , Oregon Project was to be 10 month project. Project was three months behind when I arrived and replaced onsite superintendent. Site consisted of an eight acre plaza with the Walgreens building and another four- unit building. Site was prepped for two more strip malls, a bank, and a drive-thru restaurant to be built in the future. All underground utilities were installed for all future buildings. Site was situated on solid rock and we had to blast and chip the site down to accommodate thesite utilities and new plaza asphalt. Upon completion we had regained eight weeks and finished two weeks ahead of the re-established absolute due date. I was brought in to utilize my ability to push the schedule and final out a Project.
Hood River Square Project was to be 12 months. It was six months behind when I arrived onsite and replaced the superintendent. There were site walls that had been installed on the neighbors property and had been built with no design or drawing. I was on this site for four months. I regained three months while working with the City to fix all areas that had been installed without plan review or approval. Again, I was brought in to utilize my ability to push the schedule and final out a Project.
Riverside West Condos A 12 unit design build project. I was site superintendent and brought this project from ground breaking to drywall stage. I was pulled out to begin construction of Water Avenue Lofts in Portland. I facilitated a smooth hand over to the superintendent that would manage the finish trades and also received a letter of recommendation from the Seaside Building Department. I also designed a water intrusion tracking system that Joseph Hughes Construction incorporated as company policy.
The Colony at Bandon Dunes A 36 unit Condo Project located in Bandon Oregon. I was brought in and out of this project to help the site superintendent with sub and site related issues.
Walgreens, Roseburg Oregon This is typically 6 month building, Due to the time of year we started it was entering the blackout period and this means that stores that are not ready in time would not be accepted. I was given 5 months to complete the building. I finished 15 days ahead of that. Punch lists on Walgreens buildings are very extensive and usually take several months to complete. Before these projects I was a General Contractor in the State of Oregon from 1981 to 1996. My projects consisted of custom remodels and new construction homes. From 1996 to 1997 I lived in Ohiromachi Japan, building two new construction American-style homes and remodeling two Japanese homes to American style. I have added a list of a few projects with a construction cost summary list and a reference list. I am currently looking for similar work, with comparative salary and benefits, in the Oregon / Washington area. I am also considering work in other locations.
