Responsible for Facilities and Operations of office space and corporate data centers in 4 main locations. Oversaw lease negotiations, construction management, vendor relations and all facilities and operations functions.
Lead design and construction teams for new offices in Los Angeles and Data Center in NY, combined budget of $1.8 million. Oversaw work of architect, engineering consultants and general contractor. Coordinated telecommunications, furniture and equipment installation. Projects were completed on time and under budgeted amounts. Negotiated leases with landlords secured concessions; performed all lease administration for 250,000 square foot portfolio. This work included both acquiring new, and disposing of excess space. Analyzed overall space requirements for a fast paced, dynamic organization. Partnered with department heads to understand needs, created Green design plans with Architect to ensure optimal function and energy efficiency. Aggressively managed construction projects, compressed schedule, and minimized change orders. Developed construction documents, set budgets, reviewed bids, negotiated with vendors, and secured cost savings. Reduced repeat facilities services calls, and average time to completion by approximately 30%, by creating Facilities Help Desk. Improved efficiencies and Customer Service. Implemented best practices and metrics for measurement and analysis.
Vice President, Administration (1999- 2007) Responsible for Office Services and Facilities Management. Supervise staff of seven with budgetary responsibility for over $5.5 million annually.
Research and acquisition of all corporate, non IT technology including HVAC, security systems, reprographics, boardroom videoconferencing and all voice communications systems. Expert knowledge of ergonomics and environmental concerns in the workplace. Created corporate standards for all office furniture and equipment. Partnered with Finance department to implement request policy and procedures to contain costs. Represented New Line Cinema on Time Warner committees, including panels on business continuity planning, real estate and telecommunications. Implemented office security improvements including closed circuit video surveillance, access control and remote monitoring for corporate data center.
