Job Description:

Municipal Capital Appreciation Partners (MCAP), a growth partner with Commonwealth Senior Living, is seeking a Senior Vice President of Construction. The Senior Vice President of Construction will oversee the management of all construction, for both existing communities and new acquisitions. He/she will assist with new development objectives and coordinate with the Development Team and Construction Manager on all design activities. This person will oversee the work of the Construction Managers, taking the lead in the design, bidding, and construction of new projects and ensuring the communities will receive the highest standards for construction, professionalism, and safety. The primary objective is to build value in communities that ensure the best quality of life for MCAPs residents.


Qualifications:

Minimum 10 years experience in the area of Construction Project Management and/or Owners Representation ability to manage and develop individual talent.
Ability to travel extensively; varies but typically up to 40%
Experience managing complex projects and competing deadlines.
Experience managing a team of project managers.
Proven ability to meet both budget and schedule.
Experience developing, and assuring adherence to, processes, procedures, and standards.
Industry participation and certifications.

Areas of Responsibility

Works closely with the SVP & VP of Development to assure new projects are properly designed and transitioned to Construction.
Manages the design process with Architects, in conjunction with Civil, Structural, and MEP design to ensure that MCAPs previous developed specifications, standards, and best practices are incorporated.
Manages multiple projects through the permitting, licensing, and approval process leading up to (and through) resident move-in
Ensures the timely delivery of multiple construction projects while effectively managing a team of construction managers and vendors by delegating work assignments and inspiring and motivating others to perform to their fullest.
Maintains high level of communication with each project team to assure all stakeholders are kept informed on the details of project activities.
Displays a willingness to take initiative to make decisions, exhibits excellent judgment, effectively articulates reasoning behind decisions made and includes appropriate stakeholders in the decision-making process.
Assists PMs in developing an integrated project plan outlining roles and responsibilities, timelines, budgets, and key milestones.
Oversees PMs efforts with regard to the contractor selection and competitive bidding process.
Develops and ensures compliance with construction budgets and timelines.
Oversees the preparation and communication of budgets and cash flow projections to ensure that accurate and timely information is provided.
Assists PMs in managing the FF&E process: sourcing, procurement, and installation, ensuring that communities are safe and sales ready throughout the duration of the project and within 30 days of substantial completion.
Coordinates with the Development Team and the property manager on property condition assessments for existing communities, annual CAPEX plans, and execution thereof.
