Responsibilities:

1. Responsibilities a. Land Acquisition and Entitlement i. Primary corporate responsibility for the identification of land acquisition opportunities in designated geographic markets in Mid-Atlantic region (Maryland, Pennsylvania, Northern Virginia) 1. Land categories a. Multifamily (Class A and AA apartments) b. Suburban master-planned communities (100 to 250 acres) c. Urban mixed use 2. Access municipal planning officials, landowners, broker network ii. Negotiate land acquisitions on behalf of iii. Spearhead land entitlement and municipal development approval process through building permits iv. Lead in the preparation of acquisition and development feasibility analyses by corporate finance, development, and construction groups b. Product/Community Design i. Lead the coordination of new multifamily product and community design with third party architectural and engineering firms in conjunction with corporate development and construction groups ii. Interface directly with land use attorneys, design architects, civil engineers, site planning consultants to conceive solutions for vision for each site/development/product c. Project Viability i. Entrepreneurial profit and loss responsibility for each project undertaken by ii. Evaluate community/product design with corporate marketing, development, construction groups to ensure yield/profit goals can be achieved iii. Critically analyze development/construction proformas prepared by finance, development, and construction groups iv. Steward the preparation of initial project budgets by finance, development, and construction groups v. Review/analyze monthly, quarterly, annual project financial operating statements to monitor adherence to project/budget goals d. Project Finance/Organizational Structure i. Work with President/CEO and finance group to establish yield/return parameters for each project ii. Participate with President/CEO and finance group in securing acquisition, development, and construction financing for each project e. Project Development i. Fully coordinate 's development and construction efforts from "flagfall to finish" i.e. from initiation of site development through C of O and release of all public works/municipal surety ii. Coordinate construction group's efforts to build project on-time and within budget by establishing and monitoring project performance schedules and development/construction cost budgets iii. Lead marketing team's selection of site signage and displays, exterior and interior building/unit fixture and finish selections with third party interior design and sign/display firms iv. Lead development/marketing team's selection of community amenities and services f. Project Marketing i. Establish marketing/leasing goals with property management group to ensure adherence to approved project proforma ii. Work with V.P. of Property Management, CFO, and CEO to establish rents and marketing initiatives and monitor performance iii. Coordinate efforts through initial stabilization (i.e. 95% occupancy) g. General and Administrative i. Lead weekly inter-departmental project development coordination meeting including finance and accounting, development, construction, and marketing/property management department heads ii. Meet with President/CEO on a weekly basis and as-needed h. Reports to President/CEO
