Managed the redevelopment and repositioning of 123 N. Wacker Drive, a 30-story, 530,000 square foot Class A commercial high-rise office building in Chicagos central business district.
Analyzed building systems and infrastructure. Developed recommendations and implementation strategies for $4 million in capital improvements, consisting of ventilation, fire protection, security system, and building common- area upgrades.
Advised Director of Leasing during lease negotiations of construction costs and schedule for future tenant improvements. Evaluated existing building conditions and summarized savings for future tenant construction, resulting in $15-per-square-foot value to future tenant and savings to building.

Responsible for managing and coordinating project planners, architects, and engineers on construction documents and value-engineering for base-building and tenant-improvement construction activities.

All base-building construction was completed within a 12-month schedule. Base-building and tenant construction was completed $3 million under budget.
Managed general contractors activity, monitored and reviewed contractors work as to budget and schedule, directed all activities of consultants, and informed lender and owner of construction status.
Coordinated construction, space-planning, budget cost-estimating, and contract negotiation of 300,000 square foot tenant office and retail improvements.
