Responsible for consultant management, property condition assessments, costs, environmental risk assessments and contract documentation for affordable housing tax credit investments. Provided development risk assessments for Investment Committee consideration. Managed oversight of construction, budgets, draw funding, continuing risk assessment and asset management of a multi-property portfolio.

Identified a potential General Partner default and initiated a transition strategy that resulted in the replacement of the General Partner by negotiation, preserved tax credit delivery and saved an investor equity investment of $2,828,500. The negotiated transfer of the GP interest also saved significant legal expense for the company.
Pre-investment design review found significant design issues in a proposed investment which adversely impacted the marketability of the proposed projects. Recommendation to reconsider this investment saved approximately $10,000,000 in equity investments at risk in a declining real estate market.

Presented design alternatives for very small guest rooms that resulted in efficient, stylish and cost-effective upgrades. Managed disbursement of loan proceeds, protecting the owner and lender from significant losses when the General Contractor failed to meet its financial obligations.
