EMPLOYMENT HISTORY: I recently completed 13 years of employment as Director of Facilities for a franchise of 107 Applebees restaurants located throughout the United States. Reporting directly to the CEO and CFO of the franchise organization, my responsibilities included planning, budgeting, contracting, and oversight for new construction, remodeling, major repairs and maintenance, as well as responding to facilities-related emergencies. Following is a summary of my major activities and accomplishments.
Construction Oversight and Building Compliance: Worked closely with contractors, and with landlords, local officials and inspectors to ensure that new and existing facilities were in compliance with local regulations and building codes.
Contract Services: Scheduled, monitored, and audited contract services such as preventive maintenance, waste and grease removal, landscaping, linen, and pest control, for all locations.
Repairs and Maintenance: Forecast repairs and maintenance for all locations, and budgeted for capital expenditures ($1.3 million in 2009) in my area of responsibility. I provided on-site assistance and oversight for major items.
Openings (New Restaurants) and Remodels: Scheduled, budgeted and submitted plans for 113 remodels, and for 72 openings. All were completed on schedule and under budget.
Insurance claims: Where damage involved insurance claims, I dealt directly with insurance adjusters. During this period I submitted three claims each for over one million dollars; all were paid.
Travel: Extensive travel was required, often on short notice. Developed check lists for visits, and inspected each of the 107 sites once a year. Conducted site visits related to repairs and damage assessment. Performed numerous on-site inspections prior to openings, and was responsible for completing the punch list and signing over the building to operations. As requested by the CEO, reviewed potential locations for new restaurants.
Administrative and Miscellaneous:
Management Documentation: Developed Facilities Handbook, distributed to all sites; Site-specific Remodel, and Opening, Specifications Books; Preventive Maintenance Checklist for sites and service companies.
Cost control: Received monthly reports from each site on utilities utilization. Reviewed these for items out of expected range, indicating potential problems, and provided franchise Area Directors with information for their follow-up action.
Participated in all senior executive meetings, including a Franklin Covey five-day management leadership conference.
Community Service: I was the construction lead on three major projects, each involving approximately 200 volunteers, as part of the Hands-on America program to rebuild schools around the country. Scheduled and budgeted construction-related items.
Other Related Work Experience: For three years, served as office manager at a Denver CO Applebees restaurant, responsible for payroll, inventory, and invoice processing. I was asked from time-to-time to assist with openings, and eventually joined the franchise top management team as Facilities Director.
