CAREER HISTORY AND SELECTED ACCOMPLISHMENTS

Vice President / Division Manager, K. Hovnanian Homes, 2006 to 2008. Held full P&L for division of major homebuilder. Hired and managed sales force. Ensured the achievement of profit margins and volume numbers. Heightened company image in market area. Controlled $50M budget.

Hard charging sales blitz. Implemented weekend sales promotion and trained sales personnel in blitz to quickly reduce excess inventory. Sold over 30 homes valued at more than $6M during short two-day period. Spearheaded more than five times the normal sales rate for a weekend.

Improving revenue. Generated over $900K by selling inventory of lots and homes. Company owned a large position of homes and lots in an area that the opportunity for success was limited. Successfully negotiated with merchant developer to buy all the properties back.

Area Manager, Choice Homes, 2005 to 2006. Increased profit margins and customer satisfaction while decreasing build times and fixed costs. Managed $40M budget and more than 20 personnel.

Independent Private Consulting, 2003 to 2005. Advised land developers on marketing strategies to sell lots. Work included strategies for an over designed niche product community.

Division President, D.R. Horton, Inc., 1995 to 2003. Built a non-profitable division into a $10M a year profit center. Generated steady 20% year-over-year growth with minimal expenses at less than 10%. Recognized with Golden Award in 2002 for sales and profit achievement. Controlled $100M budget.

Managing turnaround. Division was not producing and closings were not meeting expectations at slightly over 100 per year. Closed down non-productive communities, eliminated underperforming personnel and positioned company in better communities. Generated over $1M profit in less than two years and, ultimately, achieved over 600 closings and $10M profit in single year for Houston division.

Creating ability to expand. Company was lacking in capital to expand operations. Negotiated unique earnest money contract for 50+ lots on a patio lot community. Designed a special home offering for this community. Generated several million dollars in profit due to the initial earnest money contract, enabling the purchasing of several new properties.
