Reporting to the Chief Administrative Office, I am responsible for all aspects of Facilities Management for the recently merged company including real estate, planning, construction, security and safety, maintenance, grounds, fleet operations, and facility/office services. The portfolio consists of headquarters in NYC and Washington, DC and 26 field locations totaling 624,943 square feet housing nearly 1,800 employees. Specialty facilities include a 44,000 square foot Tier III data center, an owned satellite uplink farm, 120 radio broadcast studios and 1 TV broadcast suite. The 2009 operating and capital budgets are $35.5 and $5.9 million, respectively. I manage a staff of four Directors with 21 in house direct reports and over 70 outsourced staff.
Representative Accomplishments: Facilities functions were split amongst three organizations. Upon arrival, reorganized operations and personnel creating a cost effective, consolidated, and scalable facility operation. After merger, integrated XM facility management operations and consolidated all real estate leasing and rent payment activities. Renovated three field offices in first year. Projects totaled $3.1M in construction costs. Implemented zero based, line item budget process and supporting performance measurements. Corrected building infrastructure vulnerabilities and maintenance back log reducing downtime risk. I was responsible for property management, facility planning, support services, and financial performance of Medcos northern New Jersey portfolio. The holdings consisted of a 650,000 square foot, 200-acre headquarters campus, a 140,000 square foot office building, and 80,000 square foot Data Center housing a combined 2,800 staff. Operating and capital budget responsibility was approximately $20.0 and $1.5 million, respectively. Managed a staff of over 250 including outsource partners. Also provided covenant administration and made rent payment for 65 domestic leased facilities. Notable responsibilities included:
Directed the operation, maintenance, repair and acquisition of building HVAC equipment, automated control systems, facility structures, furniture and interiors. Managed building operations including custodial services, recycling and waste removal, exterior and interior landscaping, snow removal, energy management, code compliance and demand services. Furnished support services including food services, mail services, shipping and receiving, inter-facility couriers, walk-up copier and fax equipment, telephone operators, facility Help Desk, audiovisual systems and support, and conference room administration. Provided safety, health and environmental oversight including regulatory compliance and reporting.
Representative Accomplishments: Reorganized operations and personnel, consolidated departments, and outsourced functions reducing operating costs 14.5% over a two-year period. Renovated HVAC infrastructure including installation of three 350 HP Cleaver Brooks low pressure steam boilers, two 650 ton Trane centrifugal chillers and a three cell BAC cooling tower for $2.4 M. Reporting to the Chief Financial Officer, I was responsible for property management, facility planning, real estate, and support services for MBUSAs corporate headquarters. The four building complex totaled 380,000 square feet and was occupied by nearly 1,000 people. Operating budgets totaled approximately $9.1 million and annual capital funding exceeded $2.0 million. I had responsibility for 150 staff. In addition to the accountabilities I possessed at Medco, responsibilities included:
Real estate acquisition including needs analysis, program definition, property evaluation, cost estimating, lease documents, construction and project closeout. Security including guard services, loss prevention, investigations, life safety and intrusion detection systems. Managed a print procurement function producing internal, dealer and customer materials. Transportation services utilizing 200 internal vehicles, contracted services and executive chauffeurs. Managed record retention services.
Representative Accomplishments: Directed a $16,000,000 renovation of three owned facilities in only nine months. Planned, acquired, and fit-up 20,000 and 67,000 square foot leaseholds. Produced vehicle Owners Manuals for the first time outside of Germany and cut cost 50%. Computerized records retention practices, outsourced storage and consolidated field holdings.
