Discovery Land Company / Guana Bay Builders Island of Great Guana Cay, Bahamas

Discovery Land Company is a privately owned development company specializing in the creation of world-class golf resorts and residential communities. Bakers Bay Golf & Ocean Club is a $500M 520 acre project that includes 378 custom luxury homes, 180-slip marina, service pier, beach guest club, resort and spa, marketing center, plant nursery and Tom Fazio-designed golf course. Oversee 140+ onsite contractors and construction personnel to monitor and direct development and construction activities; lead team of up to 175 development personnel, accounting, and development managers
Led design of development including, engineering and construction teams to implement all civil improvements and completed $70M infrastructure including water and wastewater treatment and power generating plants operational by 2009.
Coordinated the completion of the Environmental Impact Assessment; managed design development and construction of all infrastructure, residences, resort plans. Recovered rare and valuable native plants and species.
Obtained government entitlements and all project approvals in only 11 months; by 2009 the marina, the marketing center, the Inn, the plant nursery and all infrastructure projects were operational.

Castle and Cooke is one of the premier developers in Hawaii and is the successor to the real estate and resort business of Dole Foods. The island of Lanai is the most exclusive and remote island in the Pacific and is the only privately held Hawaiian Island. There are two resorts on Lanai. Manele Bay, an 1,800 acre resort, has 480 custom homes, a 250-room beachfront resort and spa and an 18-hole golf course. Koele, an 1,200 acre resort has 410 private residences, a 5-star resort with 150 rooms and Cond Nasts 2003 rated #1 golf course in the world. Oversaw all aspects of islands development and operations which included utilities, domestic water, water wells, wastewater treatment plants, irrigation brackish and R-1 water as well as all resort and island operations staff.
Directed the development planning, site development, home and resort construction and residential facilities including hotel additions and remodel, staff living facilities, apartments and plantation homes.
Coordinated the development entitlements and approvals during the development planning process.

In charge of all aspects of 640 acre Indian Ridge Country Club from development, resort operations, to HOA set-up; this project included 36 holes of golf, a 22Ks.f. health spa and sports complex and 44K s.f. clubhouse; this project received the National Housing Quality Silver Award in 2000 awarded to less than 1%
Created, developed and implemented companys quality systems and TQM processes; ensured standards and documentation were in compliance with ISO9000.
Developed quarterly construction quality and defect measurement system to improve project quality, manage liability and control risk; improved standards led to $8M savings in insurance premiums over a 6-year period.
Led team to achieve $1.1M sales per employee ratio at Indian Ridge with realized profits of 25%+.

Played key role in the development, planning and construction of Terravita in Scottsdale, Arizona a 1,100 acre country club which included 1,260 homes, an 18-hole golf course, 12 tennis courts, a 32K s.f. clubhouse, sports center and health spa. Additionally, recruited and hired deployment team for Bellasara and Anthem in Las Vegas, Nevada. Mapped out all development and met all start-up project milestones and schedules. Developed the companys Quality Systems Review (QSR) for trades contractor qualification which was based on ISO9000 standards; ensured all divisions and subcontractors managed quality systems.
Achieved an annual pre-tax profit of $24M at Terravita the highest achieved profit to-date for a single project.
Conceived and organized in-house products trade show exclusively for Del Webb, this expo held at the Phoenix Convention Center served as a large-scale focus group to measure customer needs and wants versus trends.
