1998-2004 –EF Group inc.-- General Manager- as a owner Developer Representative. Los Valles de Torrimar  $60MM

Development. A 366 Walk-up unit development involved in site selection, development, pre construction, all permitting of local and Federal agencies.

Involved in the design process and execution, the hiring of the consultant professionals from architects to engineers and also involved in the design criteria a needs for the final drawing and ultimately the final drawings approvals.

Budgeting and contracting of all phases of the bids process for the different activities of the construction phase. This was a Development via Administration multiple Contractors involved

In charge all the project weekly meeting and daily walkthrough inspections at the site from site work, earth work to all the structures.

 All management during and after completion also involved with the finance institution certification an payment approvals and governmental permitting process.

In delivery phase. I was involved in. building maintenance, ground and landscape maintenance and Security contracting and monitoring.

 Finally involved with new home owner (tenant) inspection walkthrough and final inspection acceptance prior delivery of the units.

 

Salinas Shopping Center- 90,000sft strip mall- from site selection to day to day management and tenant relation. $10MM

 

 

 

 

1989-1998-FirstBank Puerto Rico—Vice President— General Services Department and Operations. Under my supervision were: Operational budget of more than $25MM of the Institution operating budget per year, preparation and management and monitoring of all operating expense of the institution; that included but not limited to management supervision of the following departments: Purchasing Department from pencil to main frame computers, Courier and Logistics Department including clearing house logistic, Communication monitoring, budgeting of all wire and wireless communications, Full Facilities Management Department all maintenance and troubleshooting and Real state Department involve in site negotiating contract signing for both lease a own properties, in charge of the capital improvements of the Bank and it’s subsidiaries on both construction and remodel . Presiding the bidding process and adjudication of contract, also 24/7 emergency D/R team leader.

 Bank overview: 42 Retail Bank, 17 small loans stores, over 400K sft of office space.

During this years First Bank doubled its branch network locations during my incumbency.

 

 

 

1987-1989 Prado Alto S.E.-Project Superintendent As Owner/Developer Rep. A $45MM four phase Multi family project, from townhouse and single family dwellings totaling 350 Single Family units Supervising and budget control of the entire construction phases of the development. In charge from the cleaning a grubbing, earthwork, site work and the development and construction of the units. Also in charge of the punch list walk threw and final acceptance of the new owners.  Finally worked in the  Day-to-Day maintenance and warranties crews’ supervision.
