Catellus Development Inc., $300M Public Infrastructure, Mission Bay, San Francisco: Managed a group of construction managers, developed and maintained a master schedule to tracked 26 sub-projects, developed and tracked a master budget, managed separate cost sharing agreements with both UC Regents and MUNI and negotiated with private utility providers. Delivered projects to within three percent of construction budget. Creekbridge, Soledad, CA. Directed a LAFCO and EIR process for a 40-acre commercial shopping center which included a potential Target or Walmart anchor with approximately 400,000 square feet of retail space. Built and maintained relationships with City and County staff and local politicians to facilitate the timely implementation of the entitlement process.
Malakal Marina Village and Quest Resort, Koror, Republic of Palau. Prepared construction documents for an $82M resort complex that included two locations: a 7 acres hotel and marina site and a 12 acre island resort. Technical design included: Water; a 50 K-gal water tank, yard piping, sand filter, reverse osmosis, disinfections, and distribution. Sewer; collection, Grading and Drainage, Coordination with other consultants such as architect, electrical engineer, mechanical engineer, ocean engineer, structural engineers and planners. ________________________________________

Performed construction manager duties for the Layon Landfill project on Guam in order to replace the existing landfill. Representing the off-island Receiver in interpreting the contract documents to ensure the project finishes in a timely fashion and meets the US Environment Protection Agency standards. This work includes managing inspectors, developing controls, and writing reports to the Receiver, as well as processing payments, Requests for Information, and Submittals from the Contractor in addition periodically performing design work such as the pumping system for the leachate in order to complete the project.

Provided effective leadership during the planning for the reuse of a 660-acre former landfill, railyard, and soil recycling facility. Rebuilt the companys reputation by developing, procuring, and presenting technical proposals in support of the EIR process to City of Brisbane officials. Successfully established trust and achieved full compliance with established EIR guidelines.
Oversaw significant changes to the Specific Plan for a development project that included 1,000 housing units, six million sq. ft. of office/commercial space/convention space, 500-room hotel, 130 acres of public open space, and over $200 million in public infrastructure to be financed through special assessments and increased property taxes generated by the development.

Managed development of the Specific Plan and zoning revisions for a new-urbanism residential project by directing consultants and coordinating with City staff and included coordinating directly with Caltrans officials regarding design and construction requirements for a new $25M freeway interchange.
Negotiate directly with the Alisal Union School District regarding development fees, land transactions, and schedules for the eventual construction of a new 800 student elementary school valued at $25M.
