CAMELOT SIGNATURE DEVELOPMENT6/04 11/05 PROJECT MANAGER Managed construction of 66 condos (Ashleigh Park Condominiums for seniors) from grade to buyer closing, leading project to completion safely, on time, and within budget. Scheduled and coordinated vendors, subcontractors, and inspectors (including walkthrough inspections with owners). Handled owner punch lists.
MAINSTREAM CONSTRUCTION GROUP5/02 6/04 PROJECT MANAGER Managed complete historical adaptive re-use/remodel of three 100-year-old, 7-story brick masonry buildings into mixed-used development consisting of 41 units of Emporium Loft Apartments and 120,000 sq. ft. of commercial shell space. Managed renovation/transformation of three other buildings from 100-year-old, 4-storey masonry school house into 43-unit senior living center, and built 28 new 2-story and 3-story duplex units and a cafeteria. Upon completion of these jobs, was transferred to supervise complete construction of all Dollar Generals in four Southeastern states (at any given time, two to eight stores were under development, permitting, or construction, with several more being bid out simultaneously). Duties included complete buy out of each job, assembly of bid letters, finding and soliciting subcontractor bids, negotiating and generating subcontract agreements, job scheduling, subcontractor draw approval, identification of owner change orders to contract agreement, drafting subcontractor change orders, performing budget reconciliations, and conducting job walkthroughs with field superintendents to verify job schedule, workmanship, and budget adherence.
