My work experience in the Design and Construction Industry includes projects world-wide, ranging in size up to 1 Million sq. feet and in value in excess of $3 Billion. Through many different assignments in my career I have worked at various times for the owner, developer, architect, engineer and contractor. This broad experience gives me a thorough understanding of the needs of all the project participants. These assignments included both international and domestic projects.
The types of projects ( both domestic and international ) ranged from utility power plants (both nuclear and fossil), data centers, high tech manufacturing facilities, hotels, office buildings and the construction of tenant fitup areas. My responsibilities encompassed all aspects of construction from project management, cost development (conceptual through detailed estimates), cost monitoring, procurement and preliminary contract negotiations through project scope changes.


Professional Experience
Senior Program Manager IBM - Real Estate and Construction New York 1985 to 2009
During my career at IBM I held numerous positions with varying responsibilities within IBMs Real Estate Organization. My most recent position in the company was as a Senior Program Manager in the Real Estate Operations Organization. I managed the design and construction of IBM projects in the Northeast. These projects were on schedule and within budget. They included the installation of Turbine Generators, Infrastructure & Roofing upgrades as well as numerous interior fit-outs ( ie. - Video Conference Center, Computer Demonstration Lab and various office configurations ). These activities were located at facilities located in Connecticut, New York and Maryland and ranged in value from $300k to $12.5 million.
My prior role with the company was as a Program Manager for the Business Transformation Organization which was the Consulting Division of the company offering service to various customers. My role was to develop a strategic sourcing initiative and process for obtaining design and construction services for a number of top IBM customers who are major Fortune 500 companies including a leading Electrical Utility Company. Based on these opportunities I led the supplier selection & negotiation process and assisted in developing the supplier transition strategies and implementation plans.
My earliest role with IBM was as a Program Manager in the Engineering and Construction Services Group. I served as the team lead for the Construction Operations Group which is part of IBM Real Estate Services Organization. My responsibilities included the development of cost feasibility studies, budgets, startup and management of all major construction projects in Asia and as needed, worldwide.

Chief Estimator - Estimating Department - Gibbs & Hill Inc, New York,, NY 1981 to 1985
I managed a department with total responsibility for preparing capital cost estimates and budgets on utility, industrial, commercial and government projects.
Projects ranged from nuclear power plants to desalinization facilities in the USA, Indonesia, Singapore, China , Australia and Saudi Arabia. These projects ranged in cost from $ 50 million to $ 3 billion.

Principal Engineer Cost and Scheduling - Ebasco Services Inc. New York, NY - 1977-1981
I was the Project Lead for the cost and schedule development on nuclear power plants and process projects in the states of Texas, Washington, Louisiana and Missouri.
Programs were all multi- $ Billion Projects.

Project Manager Intl Construction - Comstock Intl Inc., NY & Multiple Intl Locations 1972 - 1977
Projects required on-site assignment.
A 60MW fossil fuel power plant in the Republic of Botswana, Africa
A 75 MW fossil fuel power plant in Jamaica, West Indies
5 - Natural gas compressor stations and connecting pipeline in Algeria, Africa.

Cost Consultant - Construction Program Resources LLC, Stamford Ct Part Time - 1981 - 2003
As the owner and principal of Construction Program Resources I offered my services to various Consulting firms
I developed cost estimates to be used in negotiations with contractors bidding on NYC Transit Authority projects
I developed comparable conventional construction cost for interior configurations proposed by a national
office furniture supplier to support their new product base offering in North America
Prepared and developed cost and schedules for 5 new Movie Theaters in Massachusetts
