The Director of Construction will be responsible for setting and ensuring overall budget, schedule, constructability, and quality goals for various construction projects (retail, office, residential, mixed use) for Prescott Realty Group. In addition, this position will act as the Owner’s representative during the construction process to ensure projects are delivered on time and on budget.
RESPONSIBILITIES
Pre-Construction
Provide analysis of constructability, including site logistics, review of prospective real estate
Create and maintain preliminary construction schedules
Create and maintain construction budgets
Assist with due diligence activities
Design
Set project design direction as it relates to construction budget:
Finishes, mechanical systems, structural systems, re-use of existing building elements if applicable
Co-lead design team meetings
Document review at appropriate intervals to ensure:
Budget
Schedule
Constructability
Value engineering opportunities
Prepare Owner front end construction bid documents and release complete bid packages
Manage construction bid process and contract procurement process
Analyze construction bids, clarify discrepancies, and recommend recipients to be awarded contracts
Negotiate construction contracts and recommend contract type
Determine bonding requirement on a project by project basis
Attend project review meetings with President, CFO and Managing Director(s) to review and analyze design progress with CM and budget compliance
Construction
· Responsibility to "green light" and closely monitor construction schedule milestones
· Act as the Owner’s representative during the construction phase
· Attend job site meetings
· Project site visits at intervals appropriate to the stage of completion
Review and approve monthly payment requests during construction
Manage Contractor quality control during construction
Review and approve change orders
Perform punch walk-through; define substantial and final completion; and receive and disseminate close out documentation
Attend monthly project review meetings with President, CFO and Managing Director(s) to present construction progress with CM and budget compliance
Corporate
Establish a construction cost estimating and tracking tool
Create a database of General Contractors, Subcontractors, municipalities and related city officials
Maintain a working knowledge of construction market trends/conditions and current/projected costs of construction
Develop and maintain a minimum standard of specifications applicable to various project types
Develop and implement quality control processes
QUALIFICATIONS
10+ years of construction management or owner's representative experience, preferably on construction projects larger than $15,000,000
Degree in architecture, engineering, construction management or related field
Minimum of 10 years of progressive experience in construction management including expertise in construction supervision, design coordination and budget management
Experience in pre-construction duties and cost control
Thorough understanding of architectural design and structural engineering methods and building code requirements
Knowledge in estimating, scheduling, construction detail analysis, construction equipment technology and methodology
Knowledge of principles of project management for building construction; theory, principles, and practices of value/design engineering and architecture related to design and construction of buildings; and fundamentals of electrical and structural engineering
Possess an extensive understanding of construction standards and practices, as well as comprehensive understanding of contracts, plans, specifications, and regulations
Strong, adaptable leadership style with the ability to communicate effectively and deal diplomatically with a diverse group of individuals (including owners, equity partners, subcontractors and architects)
Excellent communication skills and proven analytical ability/problem solving skills

Drawing on our experience, policies and procedures, we identify and resolve the critical issues that increase asset values and investment returns. We retain control over the key aspects of the business related to acquisition underwriting, due diligence, closing, leasing and management.
However, our organization is also scalable and flexible. We leverage the organizational capability by forming key relationships with brokers, ad valorem tax consultants, attorneys, and CPAs who can provide both services and acquisition opportunities. We also outsource certain non-core functions such as human resources and IT. As a result of these organizational strategies, and the fact that most of the employees are project-based, we have not created a large centralized organization.
