Job Cost
• Owner Contract Agreement – become familiar with the project contract and ensure that the project is managed in the context of the agreement
• Subcontracts / Purchase Orders – review all documents with consideration for schedule and related scope of work assumptions
• Change orders
• Ensure that change orders are managed in the context of the change order policy
• Review change orders for accuracy and necessity
• Responsible for monitoring job specific cost to ensure accuracy in routine projections
• Profitability
• Directly responsible for maintaining profit goals on a per project basis
• Ensure that work in progress profit projections are complete and tracked compared to our business plan
• Accounts receivable – proactively prompt timely payment from clients subject to contract terms
• Review, along with committee members, company labor productivity and make recommendations for improvement
• Monthly project summary – prepare a monthly “executive” report indicating project status including schedule, safety, job cost/profitability, and customer satisfaction.
Schedule
• Directly responsible for the completion of all projects on or ahead of the agreed upon schedule
• Ensure that the scheduling policy is followed on all projects
Personnel
• Assign appropriate Supervision to active projects
• Recognition – investigate, implement, and maintain recognition programs for operations employees
• Provide leadership in negotiation and problem resolution on projects
• Challenge and support direct reports to improve and enhance their skill and leadership talents
• Oversee and/or conduct annual employee reviews for all operations employees
• Monitor and measure direct report advancement and goal achievement
• Assist in the definition and implementation of operations training requirements
Safety and Risk Management
• Safety – represent managements commitment to safety as the most important issue in our business, including;
• Facilitate the initial project risk assessment, as well as subsequent efforts to monitor and control risk.
• Ensure subcontractor compliance with company policies
• Facilitate the implementation and utilization of the Zero Injury Program (ZIP) for operations personnel
• Review and investigate all accidents that are a recordable or greater
• Monitor routine safety goals and incentives
• Ensure Project Management involvement in safety planning
• Review operations personnel safety performance
• Assist with subcontractor qualification, evaluation and administration
Systems
•Work with IT manager to keep software support systems current including scheduling and project management
Routine Meetings
• Initiate and supervise project start up meetings and process
• One on one with Project Managers and Superintendents
• Weekly meeting with President – reporting on all active projects
• Monthly Planning meeting – reporting on monthly statistics
• Visit each job at least once per month and more as needed to assist operations personnel
Strategic planning
• Participate in annual strategic planning and implement procedures to achieve operation goals
Quality Assurance
• Ensure that quality assurance is achieved through consistent quality control planning
Misc.
• Implement management oversight policies
• Analyze and implement best practices in “LEAN” and “Green” construction concepts
• Advise and supervise project managers and superintendents in dealing with project communications (ASI’s, RFI’s, PR’s, CO’s, etc.), claims, and project submittals
• Oversee implementation of project close-out procedures and final overall project analysis
EDUCATION AND EXPERIENCE
• Four years college in architecture, engineering, construction management, or business. Advanced degree preferred
• Broad business administration and technical construction industry knowledge working with a general contractor
• A minimum of fifteen years construction experience with a general contractor as a senior project manager or operations officer, acquiring broad construction industry knowledge
• Experience and proficiency in the use of Microsoft Word/Excel and Primavera scheduling.
• Strong industry affiliations to help promote company business
