Superior Technical Resources has an opportunity for a Senior Construction Project Manager. This Position Guide establishes and outlines the duties, responsibilities and reporting relationships of the position of Project Manager and out client. The position guide provides you with an understanding of the expectations, to provide the means to measure performance and to ensure uniform work standards.



BASIC FUNCTION

The Project Manager is responsible for the sales, estimating, contracting, job scheduling, job completion, ordering job materials, quality control, change order documentation, problem resolution, coordination, job communication and customer satisfaction.



REPORTING RELATIONSHIPS

The Project Manager reports to the Vice President / Operations Manager.

The Foreman / Superintendant reports to the Project Manager.

The Project Manager works with the Controller and HR Departments



AUTHORITY

The Project Manager has sufficient authority to make decisions and take actions required to satisfy the responsibilities of this position.



Participate in developing strategies for the types of work that the Vice President/Operations Manager decides to pursue.

To recommend and follow thru with, hiring, training, discipline, changes in status of Foreman carpenters, carpenters and evaluating their performance in accordance with company policies and procedures.



Contact, offer and negotiate the sale of construction projects with customers in marketing areas.



Participate in the development of sales and marketing strategies regarding construction and other business that the company decides to pursue.



Maintain personal sales goals and objectives established by Sales Manager.



Help forecast sales for the Sales and Marketing Department.



RESPONSIBILITIES



The basic responsibilities of the Project Manager include but are not limited to the following:



Direct and supervise activities of each project to achieve performance for quantity and quality of work. This includes on-site training, scheduling, establishing goals and standards.



Ensure that all jobs or contracts are fulfilled to the customer's satisfaction and the company has earned a fair profit.



Plan all projects to optimize efficiency of labor, material, supplies, equipment and tools.



Manage, plan, coordinate, and control all assigned projects within budget.



Follow all guidelines, policies and procedures established by the company.



Keep informed of new construction codes, technology, techniques and practices.



Promote the company image through exercising sound and ethical business practices as they relate to customers, subcontractors, suppliers and the public.



Provide quality service to all customers, giving them information when they are promised and suggesting ways for the company to save time or money on jobs without sacrificing quality.



Complete all project documents and reports in an accurate, complete and professional manner.



Establish and maintain a positive working relationship with customers and subcontractors.



Establish and maintain a cooperative working relationship with other employees of the company.



Ensure that all government and company requirements relating to safety, health and the environment are strictly adhered to and enforced.



Complete any additional assignments as directed by the President / Vice President.



DUTIES



The day-to-day duties of the Project Manager include but are not limited to:



Survey job sites to determine the most cost effective and efficient projects possible.



Prepare job schedules and purchase orders prior to start of each project to complete the job on time and to specification.



Hold pre-construction meetings with the Foreman Carpenters and carpenters to transfer documentation, schedules and information. Attend weekly management meeting to update President / Vice President on project status and management.



Set and conduct project meetings with the customer and other parties as necessary. Maintain contact with customers throughout the project to enhance our company image, communication and customer relations.



Maintain close contact and working relations with the Production Managers, Carpenters to ensure customer needs are being met on schedule.



Prepare project documents, customer information, project schedules, and closeout documents in a timely and accurate manner to give customers good value and ensure the company is able to bill as per contract.



Support programs to project a favorable image of the company with various industry groups, government agencies, the general public and customers.



Work with Architects, General Contractors, Owners, Inspectors and Subcontractors as required to meet specifications, code requirements and customer needs. Attend site inspection meetings as required.



Control job costs within job budget and targeted goals for direct costs. Determine cause of variances and promptly initiate corrective action where possible.



Prepare and monitor change orders to be sure they are accurate and billed in a timely manner.



Actively keep informed of new job prospects and projects in our scope of business model.



Work with new and existing customers to keep the highest of customer relationships available to the Project Manager.



Make at least 1 final job walk thru after job completion to ensure all construction is installed and completed to the Project Managers specifications and quality standards.



Implement marketing strategies, follow-up on sales leads and contact current customers for future needs of construction.



Develop new areas for the future expansion of customers and products as required.



Maintain contact with customers to enhance image and customer relations.



Acknowledge customer calls, letters and/or complaints; resolve complaints in a timely manner ( return contact must be same day).



Monitor and evaluate the effectiveness of the sales program.



Evaluate the monthly sales reports compared with planned sales and gross margin production.



Prepare customer pricing in a timely and accurate manner to give customers good value and to ensure company profitability.



Personally resolve all customer relations problems that involve your customers.
