TitleMax is currently seeking a Vice President of Real Estate & Construction. We’re looking for someone with a proven track record in real estate site selection and site approval for a high-volume, multi-unit environment and a strong working knowledge of commercial construction. Vice President of Real Estate and ConstructionResponsibilities include: Site Selection Responsibilities • Create and implement new retail store expansion strategy • Identify markets and trade areas for future expansion • Engage brokers to help implement new store expansion strategy • Oversee all internal managers and their respective sites/deals • Site tours & inspections in all of company’s current markets • Liaison with brokers, landlords and property owners regarding new leases • Draft and negotiate letters of intent and leases • Liaison with company’s real-estate attorneys regarding lease negotiations and lease revisions • Read and review all leases • Preparation of pro forma business plans • Maintain and oversee implementation of new store roll-out schedule Lease Administration• Oversee administration of all company leases (including facility leases) • Negotiate and document lease extensions and other lease amendments • Resolve and process landlord / tenant disputes and permit issues• Draft and negotiate landlord required estoppel certificates, subordination and non-disturbance agreements Construction Support• Oversee and coordinate with construction, design, maintenance and remodel departments • Liaise with landlords to obtain existing construction drawings • Review new space plans and layouts • Coordinate key lease construction deadlines (i.e., rent start, required construction commencement, etc.) • Entitlement processing – use permits – public hearings • Obtain landlord approvals to non-standard or non-conforming cbtl construction items Requirements:• Bachelors Degree • 7 to 10 years real-estate experience, specifically real-estate site selection and approval with a high-volume, multi-unit company.• Microsoft Office Suite knowledge• Microsoft Project or Accruent background preferred• Thorough understanding of real-estate site selection, approval and construction.• Strong communication and negotiation skills• Ability to identify, quantify, and present opportunities• Analyze and evaluate the analysis of data on a wide variety of real estate matters, including title information, architectural documentation and property surveys• Provide leadership and prioritize projects
