Position Summary:
This position will be responsible for the oversight of all retail store construction from the start of construction drawings through completion of the project, bringing the project in on time and on budget.
Primary Responsibilities:
1. Oversee the Project Managers and Design & Purchasing Manager in the coordination of all phases of design and construction for new development, acquisition and existing renovations/cap list projects.
2. Team Selection: Lead the efforts in the selection of Architect, General Contractor and appropriate Third Party Consultants for each individual project through a specific RFP/Interview process.
3. Budgeting: Prepare preliminary and final budget estimates of proposed project construction costs from general contractors and other inputs, lead the process of value engineering and monitor budget compliance throughout the project. Minor spending decisions are made independently by the incumbent, with decisions of a significant monetary impact made in an advisory capacity. The goal is to complete projects within or under budget by continually identifying and analyzing savings opportunities without sacrificing quality.
4. Drawings: Lead the Project and Design & Purchasing Managers to coordinate and manage development of preliminary, design development and construction documents and specifications. Assist staff with decisions on value engineering alternatives and other cost savings opportunities.
5. Scheduling: Establish and manage all project schedules and promptly reports any changes to all affected parties. Serve as the key information source for architects and contractors on project issues, in general scheduling details and in conflict resolution (e.g. in differences between the plan and contractors’ defined requirements).
6. Contract Negotiations: Responsible for selection of the appropriate contract method and negotiation of final contracts with general contractors and other applicable design consultants. Monitor project costs throughout construction, maintaining compliance with contract documents, evaluate and instigate cost savings opportunities and delivering project within established budget parameters.
7. Design & Purchasing: Lead the Project and Design & Purchasing Managers to facilitate the design and installation of all FF&E for new construction, renovation, cap list and acquisition projects.
8. Quality Control: Systematically reviews the work-in-progress (documents, materials, construction, etc.) to ensure the completed hotel meets drawings and specifications. Complete site inspections and punch lists at predetermined intervals.
9. Administrative: Review and approve construction-related paperwork such as RFIs, change orders, monthly pay requests, engineering reports, etc. Reconcile FF&E budgets for construction projects for owner’s variance reports. Assist accounting by providing related information necessary for updates.
Qualifications:
Four-year degree in construction management, engineering or related field
Ten years experience in negotiating/purchasing contracts and bidding supplies, furnishings, equipment and labor for installations
Ten years experience as a project manager/supervisor
Experience working with blueprints, drafting, construction drawings and specifications
Must have proven high levels of detail orientation, organizational skills to handle multiple projects, negotiation and diplomacy
Ability to professionally communicate with all levels of workers, business professionals and governmental officials
Ability to handle confidential information
Ability and willingness to travel up to 50% on a sporadic basis is required
Intermediate word processing, spreadsheet, database skills

Work Environment Requirements:
· Ability to travel up to 50% of the time
· Ability to travel across the nation with frequent overnight stays; travel may be by automobile, commercial or private aircraft
· Ability to travel to conferences and conventions; travel may be by automobile, commercial or private aircraft
· Ability to work longer hours (including weekends, holidays and evenings) when necessary to complete assigned projects and/or meet deadlines
