Job Description: |
Responsible for the strategic planning and day to day operations and maintenance of the four home office campuses and leased properties at home office locations. Incumbent is also responsible for the implementation of capital improvement projects and mail operations in Chattanooga, TN Portland, ME and Worcester, MA and electronic printing operations in Worcester, MA as well as being accountable for contract management of food service, vending and confidential shredding.
* Responsible for operations and maintenance of environmental systems, central utility plants and equipment at major locations to ensure comfortable, safe and efficient operations.
* Project Management and implementation for capital projects.
* Develop and administers leases to include negotiations, lease development, owner relations.
* Manages vendor contracts, terms, conditions, and performance requirements including but not limited to food service operations, vending and confidential shredding.
* Responsible for all housekeeping services, snow removal, roads and grounds maintenance.
* Manages and controls facility assets, fleet maintenance (including transportation services for customers in Chattanooga and Portland), A/V equipment and furniture.
* Develops requirements and specifications for major operations, repair, maintenance and capital replacement contracts, corporate recycling programs, environment issues, energy master plan and energy conservation issues.
* Periodic testing of building systems for reliability and safety, identifying risks with respect to building operations and developing solutions to mitigate risks.
* Develops and maintains facility disaster recovery/business continuity plans.
* Develops and manages operating and capital budgets for all major operating centers, both owned and leased.
* Ensure operations of facilities are in compliance with local state and federal code requirements.
* Coordinates with local governmental bodies on matters of codes, permits, taxes etc. Must build solid relationships w/local reps in order to get updates, advance information for necessary changes.
* Participates as principal member on major project teams for construction of facilities.
* Evaluates and selects facility related systems and equipment.
* Develops and administers consistent procedures/processes for all campus operations and annual facility audits.
* Manages Chattanooga, Portland & Worcester Mail Operations. Includes: distribution of mail, operation of loading docks, shipping and receiving, EDP asset receiving, storage and disposal and all electronic print operations for Worcester.
* Manages, directs and develops professional staff.
* Travel to various facilities throughout the year.
Qualifications
* Typically requires a Bachelor's degree in engineering, architecture, business, or related fields. Master's degree is preferred.
* Professional engineer's certification in Electrical, mechanical or architectural highly desirable
* Maintains current licenses, through CEU training and industry meetings.
* Specific experience in the design and operation of major plant systems (electrical distribution, HVAC, controls)
* At least ten years of directly related, progressively responsible experience in plan management, include significant experience as a senior facilities manager required.
* Strong management background with proven ability to develop, implement, and control work programs, systems, and budgets
* Experience in development, implementation, and monitoring of standards necessary to ensure a consistent and cost-effective level of service.
* Demonstrated capability to work under pressure and provide leadership
* Strong interpersonal and communications skills
