Job Description: LDD Long Point is responsible for development, sales and marketing management services including:
• Management of the development and construction of the Project
• Development, marketing and sales of the Casitas, Villas and Bungalows
• Management of real estate brokerage operations and homeowners’ associations

An affiliate of the Company will manage the Hotel and the Resort Operating Assets and conduct rental management operations for the Casitas, Villas and Bungalows included in the rental management program.​

Primary Duties and Responsibilities

The duties of the Sales Executive focus on selling all Terranea Resort for-sale real estate inventory.​ These duties will include but are not limited to the following:

• Actively participate in the execution of all selling strategies.​ This includes but is not limited to: qualification of prospects, meet and greet walk-ins, tours of Terranea Resort, promotion of Discovery Packages, hosting of open houses and other events for prospects and brokers, phone and email follow-ups, utilizing contract worksheets and closing real estate transactions.​ These duties include both onsite and possible offsite activities such as broker events and client meetings.​

• Understand and implement the Company’s annual sales and marketing plan, sales goals and objectives.​

• To the extent that they are required, establish and meet personal sales goals and objectives such as number of out-bound phone calls, appointments, Discovery Package bookings and other quantifiable goals as assigned.​

• Ability to sell lifestyle, the Terranea Resort Experience and related intangibles.​

• Ensure compliance with all governmental real estate regulations and procedures as they may change from time to time.​
• Prepare conventional real estate contracts and knowledge of all related conveyance documents and contract closing procedures.​

• Manage the preparation of personal sales prospect records including entering of sales leads into SalesForce and maintain updated files for each prospect.​

• Describe the Resort, the Owner’s development plans and their real estate offerings fairly and honestly, making no representations other than those set forth in the marketing materials and public offering statements and offering plans provided by Owner.​

• Ability to work on weekends and holidays as needed


Knowledge/​Skills/​Abilities:

• Bachelor’s Degree and proven equivalent related experience.​

• Active California Real Estate Salesperson or Broker License

• Appropriate and exemplary experience of 5+​ years in master planned resort residential communities, condominiums and/​or condominium hotels.​

• Knowledge of Southern California luxury residential and second home market preferred


Personal Skills/​Attributes:

• Must possess effective communication skills, be personable and act with high ethical standards and integrity
• Energetic self-starter with strong leadership skills, work ethic and ability to work independently
• Knowledge of and significant experience in customer relationship account management in SalesForce plus strong competence in Microsoft Word, Excel and PowerPoint
• Must adhere to Company’s standard operating procedures and sales policies in accordance with SEC’s No Action Letters regarding condominium hotels and prospective purchasers
• Possess contacts, information and experience developed through a past history of working with quality consultants with expertise focused on resort and/​or amenitized, master planned community marketing and development
• Proven organizational skills and attention to detail
• Superior multi-tasking abilities and ability to prioritize and handle multiple tasks while meeting established deadlines
• Accomplished, demonstrable written and oral communication skills; confidence in making presentations to groups
• Ability to persuade
• Good listener
• Must acknowledge that the position is one of trust and confidence with fiduciary obligations to the Company that include, without limitation: (a) a duty of undivided loyalty; (b) an obligation to act in good faith in exercising your job duties; and (c) the obligation not to enjoy personal gain at the expense of the Company.​
