Capriotti’s Sandwich Shop, Inc. is searching for a Vice President of Real Estate and Construction to add to its growing team based in its Las Vegas-based Support Center. Founded in 1976, Capriotti’s is a multiple award winning specialty sandwich retailer with more than 55 company-owned and franchise locations in eight states across the United States including, Arizona, Delaware, Florida, Maryland, New Jersey, Pennsylvania, Utah and Nevada. With a reputation for gourmet taste, Capriotti’s prides itself on using the freshest ingredients in order to provide customers with a taste of home in every bite.
This position will be responsible for all real estate and construction related activities for the Capriotti’s brand. The ideal candidate will be responsible for the selection of locations on which to build and operate high volume Capriotti’s restaurants. The main focus of your efforts will be to assist franchisees in finding and approving suitable sites for Capriotti’s restaurants throughout the country by executing the Capriotti’s proprietary real estate site model currently in development. You will also oversee the construction process for company restaurants as well as give guidance to franchisees on their construction efforts.
Responsibilities:
* Establish a national real estate broker network.
* Work with executive team to choose appropriate markets for company restaurant development.
* Meet and exceed annual budgeted development company and franchise goals.
* Find appropriate sites for Capriotti’s company restaurants.
* Assist in negotiations of leases for Capriotti’s company restaurants culminating in their execution.
* Understand and execute the Capriotti’s proprietary real estate site model systemwide.
* Work with franchisees in their markets to develop a real estate strategy for development of Capriotti’s franchises.
* Visit, assess and provide approval or disapproval of proposed franchise Capriotti’s locations.
* Oversee and track the development process of all franchisees.
* Work with franchisees to hold them accountable to their development schedules.
* Develop and oversee the construction process for Capriotti’s company restaurants.
* Complete Capriotti’s company restaurant projects on time and on budget.
* Assist franchisees with Capriotti’s construction issues.
* Oversee the Capriotti’s approved development vendor list adding and rejecting vendors as needed.
* Obtain and review national contract pricing on all construction materials for Capriotti’s restaurants.
* Work with operations and equipment vendors to service and source new and existing equipment for new and existing Capriotti’s restaurants.
* Oversee, support and guide department personnel.
Requirements
* College degree required.
* Previous high-level real estate and construction experience for a growing retail or restaurant chain required.
* Restaurant and franchise experience preferred.

Lois Margolet grew up in Wilmington, Delaware, in a neighborhood known as Little Italy. Lois had a dream to open her own sandwich shop, but she knew she needed to have something unique because there was plenty of strong competition out there. Little Italy had at least seven sandwich shops within a three block radius. In 1976, Lois quit her full-time job, borrowed money and purchased a boarded-up building on North Union Street in Wilmington, where the original Capriotti's Sandwich Shop still stands. Lois, along with her brother Alan Margolet, decided to open a sandwich shop on the first floor, while she lived on the second floor. She and Alan would name the sandwich shop after their grandfather, Philip Capriotti, who loved to cook for them.
Their concept was to capture the hearts of "real turkey lovers," an idea that would separate Capriotti's Sandwich Shop from almost all of its competition. They wanted to roast whole fresh turkeys overnight, a concept that no other sandwich shop in the area offered. They began by cooking one turkey per night, but the demand grew to the point where they were cooking 10 to 12 turkeys per night. They served sandwiches made-to-order with fresh roasted pulled turkey, the best quality meats and cheeses, and fresh rolls and produce delivered daily.
Success in the sandwich world wasn't easily gobbled up. It took a lot of years and a whole lot of turkeys before Capriotti's Sandwich Shop became a household name. Within time, their business boomed and many more Capriotti's Sandwich Shops were born. The success is attributed to exceptional quality, extraordinary service and the loyal, repeat customers who could be heard saying, "Capriotti's makes the best sandwich I've ever eaten!"”
In 1987, Lois and Alan added a partner, their cousin Diane Rizzo, and together they opened their second and third stores in New Castle and Newark, Delaware. Thereafter, the signature sandwiches, such as the "Bobbie®" and other specialty sandwiches, were introduced. The formula was so successful that franchising was offered to family members. Later, due to such great demand, franchising was offered to others outside of the family. Today, Capriotti's Sandwich Shops located around the country are carrying on the tradition begun in Delaware over 30 years ago. |
