Job Description: The Project Director is the project lead and is responsible for the overall performance of the project. The Project Director is responsible for the overall performance of the Project Company and assumes accountability for the performance of various entities (both internal and external to Lend Lease family of companies) contracted by the Project Company to perform the services required to deliver the Project Company’s obligations to the various project stakeholders. The Project Director serves as the senior Actus Lend Lease representative for the project and is responsible to lead by example in their personal conduct and professional oversight of all Project Company and Actus Lend Lease requirements.

Responsibilities
• Lead the implementation and oversight of the Actus Lend Lease IIF safety program and Project Company safety program.
• Lead the implementation and oversight of the Actus Lend Lease Sustainability Vision and create a work environment where Sustainability & Innovation Initiatives are a daily activity.
• Managing Member’s (Portfolio Manager’s) Representative on the project
• Ownership and implementation of the Development Vision and, responsible for updating and communicating to the project team and obtaining management, local partner and command support and approval
• Accountable for the Project Company financial operating performance, including occupancy, operating expenses, net operating income, property and maintenance management, utilities and lock-box administration,
• Responsible to oversee construction delivery, in the capacity as the Owner under the Design Build agreement. To the extent design & construction issues (that fall within the Design Builder’s responsibility under the DB agreement) cannot be satisfactorily resolved at the project level with the DB team, the Project Director is responsible to elevate the issues to the operations management level within the organization and to the Portfolio Manager as appropriate.
• Responsible to oversee out year planning, yearly physical condition assessment and all other aspects of the project both financially and with regard to its’ reputation (with the exception of the D/B Contractor’s financial targets).
• Creation of a working environment where teamwork is a top priority, leveraging off the benefits of providing the full range of services within Actus.

• Responsible for the Development Manager’s Performance (refer separate job description)
• Head of the Project Company staff responsible for recruiting, hiring, training and retaining the best employees possible for the project. All employee actions will be coordinated with and subject to the policies of the Actus Lend Lease HR department and the Portfolio Manager.
• Understand on an on-going basis the position of the project in the local marketplace and ensure that the project is competitive in that market
• Develop & Maintain a communications plan for all project stakeholders and regularly update in conjunction with the project team and the Portfolio Manager
• Lead communications with local installation command and client representatives and work collaboratively with peripheral stakeholder groups including, but not limited to, school groups, MWR, local and county administration, military DPW and installation & local government master planners.
• Obtain approval at all levels both internally within Actus and externally with all stakeholder’s and client representatives any changes to the Development vision or scope
• Produce, update and report on the Overall Project Development Schedule and action and communicate critical path activities that will influence key milestones. Ensure critical internal milestones are incorporated into the schedule
• Understanding of and compliance with applicable environmental laws and all DoD policies and standards. Coordinate with the PMG to ensure full awareness of all updated policies and standards
• Lead coordination of Annual Budget & Business Planning (ABBP) process for the project, including the scheduling of reviews with the PMG, obtaining the client’s approval, and implementation
• Project Company representative authorized (within Project Company and Actus Lend Lease Limits of Authority) to make final decisions on design or scope changes
• Commercial understanding and administration of the project operating and legal documents.
• Production of project reports including, monthly and quarterly operating reports and quarterly incentive fee requests
• Co-ordinate with the Transaction Manager to gain a common understanding of the financial structure and the critical financial metrics on the project and ensure these are considered in the decision making process.

Minimum Requirements
• Academic degrees in Real Estate Development, Planning, Architecture and/or Civil Engineering preferred.
• Minimum of 10 years experience in land development, single and multi-family housing development & construction, and real estate marketing.
• Skills in Microsoft Word, Excel and Power Point.
