SUMMARY:

Serve in a senior leadership role reporting to the Campus President. Responsible for planning, organizing, directing, and supervising physical operation of building, including all maintenance, servicing, repairing, and rebuilding of HVAC systems and building equipment, to provide a safe, secure and clean environment for students and staff, and must be flexible and able to blend in with the needs of other departments. Incumbent must assure that the EDMC philosophy: quality services to clients; development, growth, involvement, and recognition of employees; sound economic principles; and environment which is conducive to innovation, positive thinking and expansion - is considered in carrying out the duties and responsibilities of this position.

KEY JOB ELEMENTS:

Accountable for all physical building operations including the assurance of proper operation, service and maintenance of heating system, air conditioning, plumbing, water system, gas, electrical, and mechanical. Serve as liason to building property manager, as well as construction, maintenance and security contractors and other vendors and suppliers.

Responsible for capital leasehold improvements, including the purchasing of classroom and office furniture and construction and build out plans.

Assure proper repair and development of building carpentry, painting, plastering, and refinishing including the schedule of repairs, maintenance and preventative maintenance. Coordinate work of Maintenance department with other department functions so as not to interrupt student and/or normal business activities.

Ensure that the building receives year-round heavy-duty cleaning.

Coordinate campus security and investigations involving security breaches and other issues.

Manage/conduct facility and classroom set-ups.

Responsible for department personnel selection and efficiency management within established personnel policies and budgetary resources.

Develop and execute short and long range objectives as well as comprehensive cost control system including staff project assignments, project and service unit costing and monitor application of resources. This includes management of purchasing, bidding and contract specification for contract services. May include landloard negotiations.

Other duties as assigned.

Reports To: Campus President

Supervises: Maintenance and Security Staff

Interacts With: Students, faculty, staff, property management, and outside vendors.

JOB REQUIREMENTS (Knowledge, Skills and Abilities):

Knowledge:

a) Minimum of a bachelor's degree in related field.

b) Seven to ten years of solid experience in the facilities industry preferably in a post-secondary institution.

c) Five or more years of supervisory experience.

d) Previous budgeting experience.

Skills:

a) Excellent written and verbal communication skills.

b) Strong interpersonal skills with a wide variety of populations.

c) Superior organization, prioritization, self-motivation, and problem resolution skills.

Abilities:

a) Ability to analyze problems and recommend solutions.

b) Ability to interact effectively as either a leader or as a member of a team and work collaboratively with other departments.

c) Ability to listen to customers (e.g. students, staff, etc.) and to understand and respond positively to their requests

d) Ability to work without close supervision and to set one’s own priorities.

e) Ability to frequently lift up to 25 pounds and occasionally lift up to 50 pounds with assistance.

f) Ability to stand and walk for lengthy periods of time.
